About this file
This is a Project Manual for construction of the George Mason University Enterprise Hall Elevator Modernization, a state and local contract opportunity located in Fairfax, Virginia. The project involves modernization of two hydraulic elevators in Enterprise Hall at George Mason University (4400 University Dr, Fairfax, VA 22030), including renovations of the elevator pit, replacement of elevator doors, upgrades with new interior stainless steel panels, lighting, and call buttons, and all necessary modifications to bring the elevators to current code compliance. The project is designated as GMU PC No. 247-242012 and C&DA Project No. 20011.22. The construction documents received approval for construction on March 17, 2026, following revisions submitted on December 9, 2025, and November 20, 2025. The project will be constructed under a single prime contract with the building remaining occupied during construction. The Architect of record is Cole & Denny Architects (Alexandria, VA), with MEP engineering by Potomac Energy Group, Inc., fire protection by GHD, and elevator consulting by Walker Consultants. The project includes comprehensive specifications divided into multiple divisions covering selective demolition, masonry, finishes, conveying equipment, fire suppression, plumbing, HVAC, electrical, and electronic safety systems.
The Contract Documents require compliance with the 2021 Virginia Uniform Statewide Building Code and referenced standards including NFPA 241, the Virginia Rehabilitation Code, and the Virginia Statewide Fire Prevention Code. Contractor must provide a full-time on-site construction superintendent and coordinate all work to minimize disruption to Owner operations, with work limited to normal business hours Monday through Friday unless otherwise approved. The contract specifies submittal procedures requiring 15-day review periods for initial and resubmittal actions, coordination with subcontractors and suppliers, and preparation of comprehensive record documents including marked-up drawings and specifications. Construction waste management must comply with recycling and disposal regulations, with combustible waste materials not held more than seven days during normal weather conditions. Final cleaning and project closeout procedures require Contractor compliance with all manufacturer's instructions, removal of temporary facilities, completion of punch list items, and submission of warranties and project record documents prior to issuance of Substantial Completion and Final Completion certificates. The project is subject to Virginia prevailing wage and employment regulations as indicated by reference to standard forms DGS-30-256, DGS-30-220, and DGS-30-054.
