About this file

This document is a fire inspection checklist and code summary guide for hotel occupancies used by fire inspection personnel to identify general fire and life safety hazards and code compliance requirements.

The checklist is organized into twelve major categories: Exterior (fire lanes, address visibility, hydrants, combustible storage, key boxes, connections, gas piping, and dumpster placement); Exit Features/Means of Egress (adequate exits, second means of egress from sleeping rooms, obstruction-free paths, door operation, exit signs, emergency lighting, interior finish, and corridor ratings); Construction Features (fire-rated construction, separated/sprinklered incidental use areas, operational fire doors, and protected vertical openings); Storage (orderly storage, prohibited combustible storage in electrical rooms, attic storage, clearance maintenance, and rubbish disposal); Flammable/Combustible Liquids (safety containers, distance from exits, ignition sources, quantities, basement storage, and ventilation); Fire Extinguishers (accessibility, travel distance, and annual testing); Hazardous Materials (secured cylinders, labeling, acceptable quantities, and material separation); Utility/Mechanical/HVAC (shut-off valves, approved piping, combustion air supply, clearances, and hood duct cleanliness); Sprinkler Systems (coverage, controls, locked valves, supervision, head condition, tools, testing, and labeling); Fire Alarm & Detection Systems (panel condition, detector installation, annual testing, single-station smoke detectors, and required system installation); Other Fire Protection Systems (standpipes, hood systems); and Electrical (hazards, appliance condition, overcurrent protection, cord usage, and panel access).

The code summary section provides occupant load factors, egress feature requirements differentiated between unsprinklered and sprinklered conditions, and specific thresholds for when second, third, and fourth exits are required. Sprinkler system requirements apply to Group R fire areas exceeding three stories or combined floor areas exceeding 9,250 square feet. Fire alarm system and detection requirements vary based on whether the building is new or existing, with specific thresholds involving guest room count and building height, and automatic detection mandated in mechanical and storage areas plus common areas and corridors serving as required means of egress.
