About this file
This is a Structure Demolition specification document (Section 024116) from the AIA MasterSpec Short Form template for construction contracts.
The specification establishes comprehensive requirements for the complete demolition of a building structure and removal of associated debris. The Contractor assumes ownership of all demolition waste unless otherwise specified, while the Owner retains ownership of any historic items, relics, antiques, or commemorative objects discovered during demolition. Key regulatory compliance requirements include adherence to EPA notification regulations, ANSI/ASSE A10.6 and NFPA 241 standards, and all state and federal hazardous materials regulations. The specification requires asbestos removal technicians to be certified by EPA-approved programs, and the Contractor must provide all required documentation for hazardous materials remediation and refrigerant removal per 40 CFR 82. All utilities serving the building must be located, identified, disconnected, and sealed or capped at least 24 inches below grade before demolition begins.
Significant operational constraints include providing 72 hours' notice before activities affecting adjacent buildings, maintaining access to walkways and exits for neighboring occupants, and prohibiting use of explosives. Demolition must proceed systematically from higher to lower levels, with debris removed via controlled descent methods. The Contractor must provide temporary shoring to prevent unexpected collapse, erect dustproof partitions to limit migration to occupied areas, and maintain fire watch during flame-cutting operations. Upon completion, all below-grade areas must be filled with government-supplied backfill and covered with six inches of topsoil. The Contractor must make efforts to recycle materials through EPA-approved facilities, dispose of remaining waste at EPA-approved construction and demolition landfills, and clean all adjacent structures to return them to pre-demolition condition. Predemolition conferences, protection measure submittals with drawings, and detailed activity schedules are required before work begins.
