About this file
This document is a detailed cost estimate and work breakdown structure (WBS) for two bathroom renovation projects at the Boncompagni Community Center (BCC) and a secondary facility (MSB).
The BCC project encompasses comprehensive renovation of multiple bathroom areas including women's, ADA-compliant, men's, and charforce rooms, plus corridor modifications and office conversion. Work is organized into thirteen major categories: demolition and removal (Section A), framing and partitions (Section B), plumbing with full replacement systems (Section C), electrical work (Section D), HVAC and ventilation including a MOBAS RT hydronic system (Section E), floor and wall finishes using ceramic stoneware tiles (Section F), suspended ceiling structures with two-level design (Section G), fixtures and accessories (Section H), MEP coordination and penetrations (Section I), painting and sealants (Section L), and site services with compliance and documentation (Section M). All line items are currently priced at 0.00€, indicating this is a template requiring unit price completion. Quantities are specified by lump sum, square meters, or individual units as appropriate for each work item.
The MSB project follows a similar structure with demolition (Section N), framing and partitions including new masonry walls and infill construction (Section O), complete plumbing systems (Section P), electrical modifications (Section Q), mechanical ventilation (Section R), finishes with ceramic tiles (Section S), fixtures and accessories (Sections T), painting and sealants (Section U), site services (Section V), and safety costs per Italian Legislative Decree 81/2008 (Section Z). Both projects require COR (Contracting Officer Representative) concurrence on materials, colors, and technical specifications. All subtotals currently display 0.00€ pending unit price inputs, with Grand Total and MSB Total fields prepared for final summation once pricing is provided.

Supply and installation of an internal partition wall between the two restrooms subject to renovation, constructed using hollow/cellular masonry blocks with the following dimensions: Height: 25 cm, Width: 25 cm, Length: 25 cm. Wall Lenght 480cm Height 310cm The wall shall be built using hollow clay blocks or autoclaved aerated concrete (AAC) blocks, laid in staggered horizontal courses, with bastard cement mortar dosed at 350 kg of Portland cement 32.5 R per cubic meter of screened sand (type M5 or M10 per UNI EN 998-2), with the addition of natural hydraulic lime in a 1:1:6 ratio (cement : lime : sand), suitable for ensuring adequate workability, adhesion, and mechanical strength for use in humid environments such as restrooms. Mortar joint thickness shall be approximately 10 mm minimum, both horizontally and vertically.
The new wall shall be bonded and tied into the existing perimeter masonry by means of vertical chases cut into the existing walls for toothed block insertion.
The wall shall extend from the floor to the roof slab, with the upper head joint sealed using expansive cement mortar or high-density polyurethane foam, to ensure continuity and the absence of acoustic bridges.
Included in this line item is the supply and installation of smooth finish plaster on both faces of the wall, up to the level of the ceramic tile cladding, comprising the following layers:
Scratch coat (first layer): cement and coarse sand mortar, applied by spray or by hand, approximately 5 mm thick, serving as a bonding layer;
Brown coat (second layer): bastard cement-lime-sand mortar, applied and leveled with a straightedge and float to a thickness of approximately 10–12 mm. Finish coat: white finish plaster, applied with a fine float and finished with a steel trowel to achieve a smooth surface ready for subsequent ceramic tile installation or painting. The lime putty finish coat shall be applied exclusively to the portion of the wall above the ceramic tile installation level. The lower portion, intended to receive ceramic tiles, shall receive only the scratch coat and brown coat, leaving the surface rough and suitable for tile adhesive bonding.
