About this file

This is a bid document set comprising architectural, mechanical, and electrical drawings for a construction project to replace a 40-ton condenser unit at Building 200 of the American Lake VA Medical Center in Tacoma, Washington. The project is identified as VA Project #663A4-23-201, with bid documents numbered 24-050.

The scope of work involves demolishing an existing exterior walk-in freezer and replacing the refrigeration systems serving eight interior freezer and refrigerator units. The project is divided into three phasing phases to maintain operational continuity: Phase 1 includes demolition of the exterior freezer and provision of a temporary diesel-powered dual-temperature portable cooler; Phase 2 involves installation of new rooftop condensing units and refrigerant piping for Freezer #1 and Freezer #7; and Phase 3 includes installation of a new condensing unit to service Refrigerators #2, #3, #4, #5, #6, and #8. The new condensing units utilize R448A refrigerant and are configured with "N+1" redundancy for critical freezer applications. The work requires compliance with infection control and life safety measures including Class III or IV ICRA (Infection Control Risk Assessment) precautions, with detailed specifications for barriers, negative air pressure requirements, HEPA filtration, and post-construction cleaning protocols. Electrical work includes provision of new dedicated circuits and disconnects for each unit with NEMA 3R rated equipment enclosures. The architectural drawings indicate existing roof-mounted equipment curbs will be utilized with new flashing and membrane work to ensure water-tight conditions. All work must comply with applicable codes, VA standards, and the Buy American Act.
