About this file
Building Standards and Insurance Requirements Document
This attachment outlines building standards and insurance requirements for contractors performing work at One State Street Plaza in New York, NY, owned by One State Street, LLC. The document establishes comprehensive insurance and indemnification obligations for contractors and subcontractors engaged in work at the facility. Key insurance requirements include Commercial General Liability coverage with minimum limits of $1,000,000 per occurrence and $2,000,000 annual aggregate, a $5,000,000 Commercial Umbrella policy, Workers Compensation and Employers Liability insurance as required by law, and Comprehensive Automobile Liability coverage of $2,000,000 CSL if vehicles are used in performance of work. All insurance carriers must maintain an A.M. Best Rating of at least "A-IX." Certificates of Insurance must be provided before work begins and must include the scope of work, with a full copy of the General Liability policy submitted to the Owner. The document requires that all policies name One State Street, LLC, South Ferry Building Co., 25 Broadway Office Properties, LLC, ACTA Realty Corp., and Wolfson Group as additional insureds.
The indemnification and hold harmless agreement binds contractors to indemnify and defend the Owner against all claims, losses, costs, liabilities, damages, injuries, or deaths arising out of the contractor's work or subcontractor work, regardless of whether such claims are partly attributable to Owner fault or negligence. Contractors must ensure all subcontractors are bound by written agreements containing indemnity language at least as broad as specified herein. Liability coverage must be primary and non-contributory with waiver of subrogation in favor of additional insureds, must include Contractual Liability coverage, may not exclude labor law claims or injury to employees and subcontractor employees, may not contain third-party action over exclusions, and may not exclude Independent Contractors. These insurance requirements apply separately to both the General Contractor and each Subcontractor.
