Statement of Requirement (SOR)
1. General Information Roll-Up Doors Description
1.2.1.1 This project involves the removal of three existing roll-up doors and the installation of two TKO CW Series Cruiserweight Impactable doors and one insulated roll-up door at Building 141. With a crane already installed within the middle bay door opening, preventing the necessary clearance and hardware installation, we are proceeding with a single roll-up door instead of a sectional door. The work includes all labor, materials, equipment, and supervision necessary for the complete and functional installation of the new doors, including proper disposal of the old doors and any necessary adjustments to the existing structure. New doors must be consistent with already installed Cruiserweight Impactable TKO door in Bldg. 190 (high R-23 value in temperature-controlled environments and includes a tight perimeter weather seal with a double loop seal to prevent energy loss, moisture-resistant, 1-3/4" thick insulated foam core panel insulated doors specifications).
1.2.2 Dimensions (Approximate):
Note: Contractors must verify and confirm dimensions to ensure proper door purchase order and installation:
1.2.2.1 Door #1 – 124 ¼ ” w x 112” h
1.2.2.2 Door #2 – 124” w x 112” h
1.2.2.3 Door #3 – 124” w x 120” h
1.2.3 Site Survey is encouraged
1.2.3.1 Verify existing door dimensions and confirm new door sizes.
1.2.3.2 Assess the condition of existing door frames, jams, and headers for structural integrity and suitability for new door installation.
1.2.3.3 Identify any obstructions or interferences (e.g., electrical conduits, piping, lighting fixtures) that may impact on the installation.
1.2.3.4 Document existing conditions with photographs and/or video.
1.2.3.5 Confirm power availability and location for door operators (if applicable).
1.2.4 Protection:
1.2.4.1 Protect adjacent surfaces (walls, floors, equipment) from damage during demo/removal and installation. Use drop cloths, plastic sheeting, or other appropriate protective measures.
1.2.4.2 Provide temporary barriers or signage to restrict access to the work area and ensure safety.
1.2.5 Door Removal
1.2.5.1 Remove Existing Doors:
1.2.5.1.1 Carefully dismantle and remove the existing roll-up doors, including the door curtain, tracks, springs, hardware, and operators.
1.2.5.1.2 Ensure that the removal process does not damage the surrounding structure.
1.2.5.1.3 Ensure work is coordinated to not leave the rooms unsecured at the end of the day (1730). Rooms must have the ability to be completely secured during non-duty hours.
1.2.6 Frame Inspection and Preparation:
1.2.6.1 Clean the existing frame openings to remove debris, dirt, and old sealant.
1.2.7 Door Delivery and Inspection:
1.2.7.1.1 Receive and inspect the new two Cruiserweight TKO doors and one insulated roll-up door upon delivery to ensure they are the correct size, type, and configuration as specified in submittal.
1.2.7.1.2 Verify that all components, including the door curtain, tracks, springs, hardware, and operators (if applicable), are present and undamaged.
1.2.8 Door Installation
1.2.8.1 Install the two Cruiserweight TKO doors and one insulated roll-up door according to the manufacturer's instructions and industry’s best practices.

1.2.8.4 Install the door curtain and adjust the spring tension for smooth and balanced operation.
1.2.9 Operator Installation (Manual):
1.2.9.1 Install the new door operator according to the manufacturer's instructions.
1.2.9.2 Adjust the operator settings for proper opening and closing speed, limit switches, and safety features.
1.2.9.3 Test the operator to ensure it is functioning correctly.
1.2.10 Weather Sealing:
1.2.10.1 Apply weather stripping and sealant around the perimeter of the door to create a weathertight seal.
1.2.10.2 Ensure that the bottom of the door curtain seals properly against the floor.

The contractor shall not start work on these items until given notice to proceed by the Contracting Officer. An increase in construction costs over initial 100% of the budget program cost estimate will not be a basis for claim against the Government to increase fee unless it has been caused by a change in the agreed scope of work.
