This document is a comprehensive Project Manual for the Clayton County Archives and Elections Renovation project located in Jonesboro, Georgia, prepared by Praxis3 LLC, an architectural firm based in Atlanta. The project involves renovating an existing warehouse space to create offices, a multipurpose room, breakroom, restrooms, and associated facilities. The project manual contains detailed specifications for the renovation, including 14 divisions of construction requirements covering everything from general conditions to specialized equipment installations. The project is to be completed under a single prime contract, with construction planned to occur in one phase, with specific sequencing requirements such as completing single-use restrooms before other renovation activities.
The project manual includes comprehensive technical specifications for materials, installation methods, and performance requirements, with an emphasis on quality control, sustainable design, and accessibility standards. The Owner, Clayton County Board of Commissioners, will be installing two new RTUs and a ductless mini-split in May 2024 prior to the contractor's work, and the contractor will be responsible for installing VAVs and connecting them to the Trane Tracer SC platform. The project also includes provisions for potential future work such as security camera installation. The specifications provide detailed requirements for everything from thermal insulation and glazing to toilet accessories and fire extinguishers, ensuring a comprehensive and standardized approach to the renovation project.
