About this file
This document is a Builder's Risk Insurance Requirements document from Adams County, Colorado, detailing comprehensive insurance specifications for contractors working on county projects. The document outlines mandatory insurance coverages that contractors and subcontractors must maintain throughout project duration, including commercial general liability, automobile liability, workers compensation, professional liability, contractors pollution liability, and builders' risk insurance. The requirements specify detailed coverage types, minimum liability limits, and additional insured provisions designed to protect Adams County's interests during construction and project completion.
The insurance requirements mandate specific policy conditions, such as maintaining coverage until all project obligations are discharged, including warranty periods. Minimum liability limits vary by coverage type, with commercial general liability set at $2,000,000 aggregate, $1,000,000 per occurrence, and automobile liability at $1,000,000 per accident. Contractors must obtain insurance from licensed Colorado insurers with an A.M. Best rating of at least A-VII, provide certificates of insurance before work commences, and ensure subcontractors are either included as additional insureds or maintain separate insurance with comparable limits. The document emphasizes that these are minimum requirements and does not relieve contractors of potential liability beyond the specified coverage.
