CHAPTER 2 - CONTROLS AND SEQUENCE OF OPERATION

7. CONTROLS

1. The air conditioning contractor shall be responsible for supplying and installing the control system described herein, including in its bid both the control devices and their accessories, as well as all the ducting and wiring that is required.

2. The control ducting must be carried out using EMT pipe and all its accessories in compliance with the NEC standard. It is allowed to use PVC pipes for electricity and compatible accessories.

3. The type of cable, thickness, number of lines and wrapping must be in accordance with the recommendations of the manufacturer of the controls, according to the distances to avoid pressure drops.

4. The package unit must be fitted with a three-phase voltage protector, which has the ability to protect the equipment from low and high voltage, from loss or phase imbalance, and must also have a start-up delay regulator for the equipment.

5. The thermostats must be adjusted so that when the equipment has managed to lower the temperature to the point set on the thermostat, the compressors turn off, but the fan that pushes the air through the ducts (blower) must continue to run until the thermostat is manually turned off. This must be done in this way to ensure that the equipment recirculates the air and maintains a homogeneous temperature in all conditioned areas, even when the compressors have stopped due to temperature.

6. Phase protector retarders must be regulated so that when the equipment is turned on or when the electrical power returns, not all the equipment starts at the same time.

7. The control of the amount of fresh air supplied to the system will be completely manual, by opening or closing the fresh air intake damper.

8. All package units must have a differential pressure switch to detect dirty filters and send a signal to the equipment controller, which will display an alarm on the screen that the filters require inspection because they are dirty. The differential pressure range of the switch should be between 0.1" and 1.0" water column.

9. The UP-01 unit must have a 7-day-a-week programmable digital thermostat with 2 stages of cooling, with auxiliary input for external return temperature sensors and with a digital auxiliary input to use as an alarm to detect dirty filters.

10. In relation to the exhaust fan, it will be automatically switched on through energy links with the central pack-type units that command its switching on and off. The EXT-01 will enter into operation when the UP-01 package unit turns on and will turn off when the UP- 01 is turned off.

11. In relation to the operation of the VAV boxes, to control the temperatures of each zone in the building, they will operate independently depending on the monitoring of the temperature of the zone and the programming that is entered at the time of their installation (Stand Alone), however, their switching on and off depends on the energization of the corresponding central unit.

12. Motorized temperature control dampers depend on their energization on the ignition of the unit to which they correspond. Its action will be based on the temperature reading it

Page 11 of 21 TECHNICAL SPECIFICATIONS receives from the thermostat, since it is of the proportional type. In the air supply duct, the damper shall operate in such a way that its opening is adjusted according to the set point temperature. The gate located in the air return duct shall be commanded to open or close proportionally, in the same way as is done with the gate in the supply duct.

8. CONTROL SEQUENCE OF THE UP-01 AND DOAS-01 UNITS.

The control sequence for the air conditioning package units is as follows:

By schedule, it will be commanded in a programmed way, to turn on the fan of the package units, on different days of the week. In principle, the units will be on 24 hours a day, 7 days a week.

A set point temperature must be defined for the return of air conditioning. Use at 73.4ºF is recommended.

While the area is in occupied mode, at the times of use defined by the customer, the thermostat will be sending a proportional signal of 0-10v to the unit's controller, to control the air supply temperature of the package unit according to the table of the equipment in plans. Because the unit is direct expanding, the equipment must come from the factory with special controls and compressors with technology that prevents the equipment from freezing when there is a very low air flow. The temperature to be controlled is the air supply temperature, by means of a remote sensor in the air outlet duct. Areas that have a low thermal load and reach the design temperature will be ordered to close the VAV boxes or VAV diffusers proportionally to control the design temperature in those areas.

The thermostat must have the filter condition monitoring cable connected to a binary input by means of a differential pressure switch. The thermostat will generate an alarm signal when the pressure drop in the filter is greater than that of the set point.

When the differential pressure switch detects a pressure drop greater than or equal to the set point, then it will be alarmed by dirty filter. This will indicate that it's time to replace dirty filters with new filters.

In the case of the UP-01 unit, there is a variable speed motor for the air supply, which will vary in speed depending on the pressure inside the duct, which can change depending on the opening of the VAV boxes and VAV diffusers. The more closed these devices are, the higher the static pressure inside the duct, so the fan motor must be commanded to slow down to lower the pressure until it reaches the set point. When the VAV boxes or VAV diffusers are opened again, the pressure drops, so the drive will increase the speed of the motor until the duct set point pressure is reached.

In the case of the DOAS-01 unit, the air supplied is 100% outside air. This equipment has two fan motors, one for air supply and one for air extraction, each with variable speed drives. The equipment should come with a factory smart controller to control all internal devices. There are some areas with constant flow diffusers, and others with motorized dampers to regulate the

Page 12 of 21 TECHNICAL SPECIFICATIONS temperature of the area. When in these areas the thermostat detects that the temperature is higher than the set point, it will open the damper proportionally until it is possible to lower and reach the set point temperature. In the event that the temperature is below the set point, the thermostat will command to proportionally close the supply and return dampers in that area, until the temperature manages to rise and reach the set point temperature.

9. CONTROL SEQUENCE OF THE PIPELINE TERMINALS.

The duct terminal units will be commanded to be switched on at the request of the user. Each application-specific controller, VAV, carries a zone thermostat that allows the user to set control parameters. Each duct terminal is programmed and adjusted to maintain a specific airflow in that environment. Regardless of the pressure of the main duct, the VAV controller is able to maintain the desired flow rate in the area. The controller will be responsible for receiving the temperature signal from the area, through the sensor in the thermostat and will try to maintain the desired temperature by opening or closing the gate proportionally.

The moment you command the package unit to turn on, the duct terminal units related to that package unit will be enabled to adjust the opening of its gate to maintain the zone temperature according to the thermostat set point related to that duct terminal.

Variable air volume boxes have a maximum flow rate of use and a minimum flow rate according to the table in plans. In case cooling is required in an area, the damper can be opened to the maximum flow rate. If no cooling is required, the damper should remain in the minimum flow position and should not close completely until the package unit is turned off.

10. CONTROL SEQUENCE OF VARIABLE FLOW DIFFUSERS.

The variable flow diffusers will be commanded to be switched on at the request of the user. The supervisory controller is only responsible for monitoring them, as these units already come with an application-specific intelligent controller. The supervisory controller will allow the configuration and adjustment of each diffuser remotely and will allow the BMS to observe and publish the operation of this equipment. Each application-specific controller, VAV Diffuser, carries a zone thermostat that allows the user to set the control parameters. Each diffuser is programmed and adjusted to maintain a specific airflow in that environment. Regardless of the pressure of the main duct, the diffuser controller is able to maintain the desired flow rate in the area. The controller will be responsible for receiving the temperature signal from the area, through the sensor in the thermostat and will try to maintain the desired temperature by opening or closing the gate proportionally.

By means of the intelligent system, the server will command to close the damper of the diffusers that are related to the air handling units that are commanded to be turned off. The moment an air handling unit is commanded to be turned on; the diffusers related to that air handling unit will be enabled to adjust the opening of its damper to maintain the zone temperature according to the thermostat set point related to that diffuser.

Page 13 of 21 TECHNICAL SPECIFICATIONS

Variable air volume diffusers have a maximum flow rate and a minimum flow rate according to the table in plans. In case cooling is required in an area, the damper can be opened to the maximum flow rate. If no cooling is required, the damper should remain in the minimum flow position and should not close completely until the handling unit is turned off.

11. ZONE TEMPERATURE CONTROL (DOAS).

In certain areas cooled by the DOAS-01-unit, zone control consists of a proportional type motorized damper installed in the air supply duct, which serves to interrupt the flow of air to the controlled area, so that when the set point temperature is reached on the zone thermostat, The supply damper closes proportionally. To avoid changes in air pressure inside the ducts and imbalance of air flow in the rest of the rooms, there is also a motorized damper in the air extraction duct, which when the supply damper closes proportionally, it also closes proportionally. In the case of the fourth level, the relief damper is connected directly to the return duct.

These two proportional control gates will be commanded to open or close by means of the same digital thermostat located on a wall within the area to be controlled.

The DOAS unit has variable speed motors, and pressure sensors in the supply duct and in the extraction duct, so that when the temperature control gates are closed or opened proportionally by zone, the unit's controller will be responsible for modulating the speed of both motors to keep the pressure stable within the supply and extraction ducts, and avoid imbalances in the other air-conditioned areas.

12. CONTROL SEQUENCE OF MINISPLIT UNITS.

The mini-split units will be commanded to be turned on with a remote control.

In the waiting area, the unit will be commanded to turn on and stay on to control the temperature of the area at 73ºF.

In the data room, the unit serves as a backup and will be commanded to turn on and stay on to control the temperature of the zone at 75ºF. Because there is a diffuser in that area that comes from the package unit and the temperature is 72ºF, the mini-split unit will be on but will not be cooling, since the set point temperature of the Minisplit is higher than that already in the air supply diffuser of the package unit. Therefore, the mini-split unit will begin to cool only in those cases where the package unit is turned off or when it fails and is not able to cool the area, and the temperature of the room exceeds 75ºF.
