Timberline lodge restroom remodel Amendment 3

The items discussed were:

ITEM, QUESTION OR COMMENT RESPONSE(S)

The drawings show wall mounted sinks without a counter around them. Glass shelves are to be installed instead of a counter. The existing layout has counter mounted inset sinks.

Which should we bid on?

The existing layout would be preferred, but the offers need to be based on the drawings. Any changes will be looked at after the contract is awarded.

Where cove tile meets a door frame, which is to be cut? The frame is not to be cut. The tile will be butted up to it.

Are the walls to be demolished to the studs? Yes

The specifications call for a rough finish on the tile grout. A smooth finish gives a better seal.

Develop your offer based on what is in the contract; changes can be made after award. The Contractors were told this as a general rule.

The specs call for epoxy grout for the floor tile. This is much more expensive than normal grout, although it is easier to maintain.

Make an offer on the existing specs. Necessary changes can be negotiated later.

The specs call for American Standard Toilets, Crane units are presently used. If the toilets are changed, new wall hangers will be needed.

When the government calls for a specific product, we are signifying a quality standard. We would accept different manufacturers when they serve the same purpose.

In switching the Handicapped toilets in the women’s RR, how is the new toilet on the right side to be plumbed in?

The original restroom had four toilets on each side. We think the original carrier is still in the wall and the drain pipe is capped. The same for the water line. If the carrier is not there, a spare one will be available from creating the handicapped stall on the other side of the room.

What happens if the new handicap stall cannot meet the 18” clearance from the sidewall?

The ADA law makes exceptions for historic buildings, and these have priority. Also the new ADA requirements specify 16-18” clearance.

Is there a small amount of asbestos, so we can do the work ourselves?

We do not know the extent or amount of asbestos present. That will be determined once the walls are opened up.

On the floor panels, where are the notches? I pointed them out, I also stated that we are open to any other suggestions for removing the panels.

The ceiling system, as designed, cannot support itself. Develop your offer based on what is in the contract; changes can be made after award.

On the custom made light fixtures, are the diffusers glass or plastic?

On closer inspection, they were determined to be plastic. I also mentioned that the name of the fabricator is listed in the drawings.

Locations of Dumpsters and work trailers Location will be negotiated between the Contractor and CO.

They will be as close on the building as possible taking into consideration the hotel’s operations.

Will there be any rooms in building that can be designated for the contractor’s use as an office?

A room for such purposes is not planned for at this time.

Something might be able to be negotiated after the contract has been awarded.

Does the contract require subcontractors to submit bonds? The contract requires only the prime contractor submit bonds.

What the relations between the prime and the subs is between them and the government has no direct involvement.
