About this file

This is Addendum Two to Invitation to Bid RFB-150-25 issued by the Commonwealth of Kentucky Department for Facilities and Support Services for renovations and HVAC work at Middleton Hall Dormitory at the Kentucky School for the Deaf in Danville, Kentucky. The addendum includes multiple technical specification updates including modifications to self-leveling underlayment concrete systems, unit masonry specifications, interior architectural woodwork, manufactured gutters and downspouts, door hardware sets, fire extinguishers and cabinets, food service equipment, passenger elevator specifications, and HVAC/plumbing/electrical drawing updates. A pre-bid site walk through was conducted on December 4, 2024. The deadline for questions is December 10, 2024 at 4:00pm.

Notable technical specifications include expanding the contractors' use of approved woodwork manufacturers, updates to door hardware specifications for multiple doors, addition of a freeze-proof wall hydrant specification, electrical lighting updates, fire alarm system modifications, and various mechanical/plumbing updates including pipe specifications and plumbing specialties. The addendum also clarifies that no glycol is required in the geothermal HVAC piping system and coordination drawings are required for MEP trades, with the exact drawing method at contractor preference. Geothermal contractor qualifications may be submitted within 7 days after bid award rather than with the bid.

To All Plan Holders of Record:

This Addendum modifies bid documents dated 11/18/2024 for the above project and shall become part of said documents in the preparation of proposals and execution of work of the subject project.

General:

1. All Bidder’s questions will be addressed in future addenda.

2. Deadline for questions is Tuesday, December 10th, 2024, by 4:00pm. All technical questions shall be submitted to Kevin McCalla, RossTarrant Architects. kmccalla@rosstarrant.com or 859.254.4018

3. Refer to attached Sign-In Sheet from December 4th, 2024, pre-bid site walk through.

Contractor Questions:

1. AWI standards recommend VGS for vertical surfaces. Please see the attached letters regarding VGS vs

HGS. Will VGS be acceptable for vertical cabinet surfaces?

a. ANSWER: VGS is acceptable for vertical cabinet surfaces

2. Section 2.06, D. 4. Calls for vinyl edge band, but it doesn't clarify thickness. Typically, we provide 1mm

PVC on cabinet body edges, 3mm PVC on doors/drawer faces and 1mm PVC on the front edge of adjustable cabinet shelves. Occasionally, we are required to provide 3mm PVC on ALL edges. Please clarify which is acceptable.

a. ANSWER: Please provide 1mm PVC matching edge-banding cabinet body edges and front adjustable shelves. Please provide 3mm matching edge-banding at door and drawer faces.

3. Section 2.03, C. & D. Calls for steel hinges and aluminum pulls. On past RTA projects, we have typically provided epoxy powder coated hinges and pulls. Will that be acceptable?

a. ANSWER: Epoxy power coated hinges and pulls are acceptable.

4. Section 2.03 F. & G. Calls for either shelf standards & supports or shelf rests. TMI's standard shelf support is a 2-pin, polycarbonate with shelf clips that keep the shelf from tipping. I've attached a comparison between TMI's standard and the other 2 options. Will the polycarbonate shelf supports be acceptable?

a. ANSWER: Polycarbonate shelf supports are acceptable.

5. Will Glycol be required in the HVAC geothermal piping system?

a. ANSWER: No glycol is required in the geothermal system.

mailto:kmccalla@rosstarrant.com

6. Will actual coordination drawings be required for this project for the MEP trades? If so, please clarify exact method (2d/CAD, BIM, Etc.) or will normal onsite coordination meetings without drawings with all

MEP’s involved suffice?

a. ANSWER: Coordination drawings are required. Exact method to deliver drawings is contractor preference.

7. Can the Geothermal Contractors qualifications per spec 232113.33-7 Art. 12.7, be after the bid instead of with the bid?

a. ANSWER: Geothermal qualifications may be submitted no later than (7) days after bid has been awarded.

8. Please clarify bid packages bidding correctly. Bid form has BP1 (HVAC) and BP2 (Dorm Reno). Special conditions has BP2 and BP3, no mention of BP1. And splits up HVAC and plumbing in different packages. Plans also say BP2 and BP3.

PART 3 EXECUTION

3.01 PREPARATION

A. All subfloors must be sound, solid, cleaned and primed:

1. All concrete subfloors must be of adequate strength, clean, and free of all oil, grease, dirt, curing compounds and any substance that might act as a bondbreaker before priming.

Mechanically clean if necessary using shot blasting or other. Acid etching and the use of sweeping compounds and solvents are not acceptable.

2. Where concrete patches or protrusions occur which rise above the floor surface these areas shall be ground down to ensure a level floor.

3. Underlayment shall be able to be installed from 1/8" to 1 1/2" in one pour and up to 5" with the addition of aggregate. It may also be feathered to match existing elevations.

4. Underlayment to be applied to a minimum thickness of 1/8" over highest point in the subfloor, with an average typical thickness of 1/4".

5. Underlayment compressive strength shall be 4100 psi after 28 days per ASTM C109/mod (air cure only).

SELF-LEVELING

UNDERLAYMENT CONCRETE

SYSTEM

035400 - 3

6. Underlayment shall be walkable after 2 hours and allow floor covering to be installed after 16 hours at 70 degrees Fahrenheit.

7. Cutback and other non-water soluble adhesive residues must be wet scraped to a thin, well-bonded layer.

8. All cracks in the subfloor shall be repaired to minimize telegraphing through the underlayment.

9. Substrates shall be inspected and corrected for moisture or any other conditions that could affect the performance of the underlayment or the finished floor covering.

B. Joint Preparation:

1. Moving Joints - honor all expansion and isolation joints up through the underlayment.

2. Saw Cuts and Control Joints - fill all non-moving joints with a feather finish product or instant patch product as required.

C. Priming:

1. Primer for standard absorbent concrete subfloors: Apply product evenly with a soft push broom. Do not leave any bare spots. Remove all puddles and excess primer. Allow to dry to a clear, thin film (min. 3 hours, max. 24 hours). Underlayment shall not be applied until the primer is dry.

2. Primer for extremely absorbent concrete subfloors: Make an initial application of product using a soft push broom. Do not leave any bare spots. Remove all puddles and excess primer. Allow to dry thoroughly before proceeding with the standard application of primer as described above for standard absorbent concrete.

3. Minimum drying time over cutback adhesive is 18 hours.

3.02 APPLICATION OF UNDERLAYMENT

A. Installation:

1. Pour or pump the liquid and spread in place with manufacturer approved equipment. Use approved manufacturer equipment for featheredge and touch-up. Wear baseball shoes with non-metallic cleats to avoid leaving marks in the liquid. Underlayment can be walked on in 2-3 hours at 70 degrees Fahrenheit.

3.03 PREPARATION FOR FLOORING INSTALLATION

A. Underlayment can accept finish floor covering materials after 16 hours at 70 degrees Fahrenheit and 50% relative humidity.

B. Due to the wide range of adhesives that are used to install floor coverings, some adhesives may dry more quickly over the underlayments than over other substrates. If this condition occurs, priming the surface of the underlayment with water-diluted primer will even out the drying of the adhesive. Allow the primer to dry 1-3 hours before proceeding with the adhesive installation.

3.04 PROTECTION

A. Prior to the installation of the finish flooring, the surface of the underlayment should be protected from abuse by other trades by the use of plywood, Masonite or other suitable protection course.
