The project involves reconfiguring 51 existing guest rooms into 39 rooms with modifications spanning both the 1950s wing and historic wing of the Lodge Building, including structural work, mechanical/electrical/plumbing upgrades, HVAC system replacement with new PTACs, complete bathroom plumbing services, new electrical lighting and data systems, sprinkler system rework, and exterior work including fire escape removal and siding repairs. The bid was due January 8, 2026, at 1:30 PM Eastern Time, with a project cost estimate of $6,123,915. The pre-bid meeting was held on December 16, 2025, with the final addendum deadline set for December 30, 2025, at noon. The last day for submitting questions was December 29, 2025, at 12:00 noon ET. Bidders may propose equal or substitutable materials and products subject to approval by the purchasing officer in consultation with the architect or the director of DECA. All bids must be submitted through the Commonwealth's eComm e-procurement system, with bid bonds required for responsiveness. Parking and staging areas will be available on-site in the Lodge parking lot, as the Lodge will be completely closed to visitors during construction. Questions raised during the pre-bid meeting regarding fire watch requirements when sprinkler and alarm systems are down, potential asbestos presence, roof warranty, and general contractor responsibility for new roof penetrations will be addressed in a forthcoming addendum.

b. Guestrooms are being reconfigured; result will be 39 rooms in lieu of the 51 rooms today. In the 1950’s wing, groups of 3 rooms are being reconfigured to become 2 with bathrooms and mailto:e.kruger@josephandjoseph.net closets located in former center room. In the historic wing, modifications of walls and structure are more extensive. In most areas, demo is back to the stud walls.

b. Do we know if asbestos might be present?
c. Is there a warranty on the roof? Is the GC responsible for new penetrations?
