The contractor is responsible for obtaining roofing permits and associated fees, coordinating electrical and lightning protection subcontractors, and providing a forty-year manufacturer warranty plus five-year roofer warranty. Bidders must acknowledge receipt of Addendum One on the bid form and include all work costs in the base bid or as specified alternates. Question 1: Please confirm the small, shed roof with metal R-panels is not included in the scope of work.

Response: Not in scope.

Question 2: Please clarify the extent of soffit replacement – details show full replacement, while some notes indicate only partial replacement.

Response: See details on sheet A5.1 for areas of soffit to be replaced. Any soffit that has vents need to be replaced.

Question 3: The allowances in the specs do not include soffit replacement (mentioned in roof demo keynote #6).

Please advise how much to include in the bid if applicable.

Response: Provide $5,000.00. per building

Question 4: Allowance Unit Cost #1 for plywood deck replacement lists 1920 SF in the spec, but note #8 on the roof plans shows 10,000 SF. Please clarify.

Response: Provide for 5,000 SF. Per building

Question 5: The specified panel “Berridge Zee Lock Double Lock” Is a 180-degree double-seamed panel.

However, the NOA provided is for a 90-degree panel. Please advise.

Response: Berridge NOA 22-0920.08 180 Degree over plywood deck

Question 6: The specified panel and provided approvals do not allow for these panels on roofs with slopes less than 2:12. Some roofs are 1:12 on this project. Please advise.

Response: Berridge Double Lock Zee Lock allows a 1:12 slope.

Question 7: The specified panel and approvals provided do not meet the pressures shown on A1.4 for the overhangs. Please advise.

Response: Berridge Double lock panel allows -174.25 in Plywood decking. Drawings in Ultimate Pressures

Question 8: Please advise if Petersen Aluminum Tite-Loc Plus panels, with approval can be used in lieu of the

Berridge Zee Lock Double Lock panels. This panel allows installation over 1:12 slopes and can meet the pressures on the drawings for all zones.

Response: No Substitutions. All Bids must be Berridge

Question 9: If Petersen Aluminum Tite-Loc Plus panels can be used, please advise if the width can be 18” wide in lieu of 16” wide in order to save on clips/fasteners/labor/waste.

Response: No Substitutions. All Bids must be Berridge

Response: (2) coat is acceptable

Question 14: Please advise if roofers are to include the cost for premium colors from the manufacturer’s color chart.

Response: Bidders should allow for a full range color chart including Metallics

Question 15: The roof panel spec states that trim is to be the same material as the roof panels from prepainted coil, however, it shows min .050. Please confirm 24 Ga Kynar Steel is acceptable for trims to match the roof panels.

Response: .050 Aluminum is for gutters only. See Detail 7/A5.1. All others per drawing is 24 GA

Question 16: Specs for sheet metal flashing/trim (07620) call for aluminum metal or stainless, which does not match the roof panels. Please confirm 24 Ga Kynar steel is acceptable for sheet metal items.

Response: 24 GA is good for all trim flashing

Question 17: Specs call for 040 Aluminum Gutters and 050 Aluminum Downspouts. Please confirm these are to be prefinished aluminum to match the roof panel color, but not steel (the panels are steel).

Response: Yes, color to match panel. Gutter to be .050 aluminum.

Question 18: Please clarify if gutters are to be 040 or 050 (Detail 7/5.1 shows 050 for both gutters and downspouts).

Response: All gutters to be new. See roof plan for location and details on sheet A5.1.

Question 20: The existing downspouts stop at the top of the concrete columns – please confirm that new downspouts must continue to grade and add a concrete splash block.

Response: Yes, all downleaders to run to the ground.

Question 21: Specs call for coating the backside of roof panels with bitumen coating (07411-3.3F), can peel & stick be applied directly to the wood deck instead?

Response: Yes.

Question 22: Please advise if a UL Class A is required and provide the required underlayment to achieve it.

Response: New metal panels have a class A rating. Bid per spec and drawings

Question 23: In regard to the lightning protection system, can you please advise if a UL Letter of Findings is acceptable or if a UL Master Label Certification is required after installation?

Response: UL Master Label certification will be required.

Question 24: The bidding documents indicate that some metals, such as counterflashing, are to be prefabricated.

Can you please advise if another manufacturer that is ES-1 Certified may fabricate the metals in lieu of them being pre-fabricated?

Response: Flashings associated directly with the metal roofing should follow flashing details per manufacturer recommendations

Question 25: Can you please advise if wind mitigation testing is required for this project? If so, can you confirm that wind mitigation enhancements per the testing will be issued via change order, and the project duration will necessarily be adjusted due to the unforeseen condition?

Response: Needs to meet Florida Product Approval.

Response: 40-year warranty manufacturer. 5-year warranty roofer.

Bid Question Received July 23, 2025, Responses:

Question 1: Detail 5/A5.1 – Please confirm soffit replacement is intended for roof overhang areas, not for entire breezeway soffit. Is the intent to stop at the existing beam?

Response: Yes that is the intend.

Question 2: Detail 1/A5.2 says “22 ga 16 wide Berridge double lock panel.” However, specification 07411-6 calls out 24 gauge. Please confirm the intent is to use 24-gauge for metal roofing panels.

Response: Yes the metal panels to be 24 GA and not 22 ga.

Question 3: Detail 1/A5.2: Is the intent to remove the existing counterflashing and the associated siding above it?

If so, are we only to remove enough wall siding to facilitate the new flashing, or is it the intent to remove all the existing wood siding on upper roofs and replace it with new? The detail indicates “provide new vapor barrier on wall,” shown well above the flashing, which leads me to believe the intent is to remove all the siding. Please provide clarification.

Response: Drawings show that all existing siding and trim to be removed to accommodate new flashing. You will need to reinstall the siding and trim to match existing

Question 4: Should there be an allowance for additional protection required by the environmental department?.

Response: The contractor may provide an allowance for specific requirements as required by the local jurisdiction.

Question 5: Do we need to include pricing for the replacement of wood trim at base of second-story wall?

Response: No you are removing it anyway and that should be part of your bid. See questions 3

Bid Question Received July 24, 2025, Responses:

Question 1: On plan page E101 see note 7, it states new lightning protection down leads and rod should be connected to the existing counterpose, if is not present, provide new counterpose surrounding entire building. Need to clarify because in the meeting we agreed that there was not going to be any counterpose. This will involve digging a trench around the building and that’s considered a sensitive wet land. Since you are talking in plural all the ground rods this cannot be done, it will have to be individually ground rods without counterpose. The only place that we can connect the lightning protection to the grounding system is in Building “A” where we have a delta grounding and there is a collector grounding bar in the main electrical room.

Response: Counterpoise is not required, but it is recommended. We take no exceptions to ground rods.

Existing conditions shown are based on the existing drawings. See attached.

Question 2: On Building “B” and Building “C”, we could try to locate the existing counterpose that goes from building A to building C and ground the lightning protection closer ground rods to that counterpose but it will be grounded in one place. That’s if that counterpose is existing and can be located. It will involve some type of digging but I cannot guarantee without more exploration if that counterpose is there. The lightning protection can be done without connecting to the existing counterpose that goes under the rods since the building is so small and not high enough.

Response: See response above. Further, if Lightning Protection system vendor can provide a system that will have UL Master Label, we take no exceptions.
