About this file
Addendum No. 2 for Bid #24-06 is issued by the Tampa Sports Authority for the Rocky Point Golf Course Clubhouse Renovation project. The addendum revises the bid due date to Tuesday, March 11, 2025, not later than 10:00am and addresses 33 detailed questions from potential bidders. Key issues include missing Mechanical, Electrical, and Plumbing (MEP) drawings, with a suggested MEP allowance of approximately $140,000, and clarifications about various interior finishes, wall tiles, flooring materials, and specific design elements for spaces like the pro shop, sports bar, and restrooms.
The addendum provides specific responses to technical questions, including confirmations about existing data systems, material specifications, and design inconsistencies. Notable responses include: maintaining the existing Spectrum data system, providing detailed drawings for the pro shop merchandise desk, clarifying wall tile and flooring specifications, and specifying door finishes and hardware. The document indicates no additional time will be awarded for further questions after MEP drawings are provided, and definitively rejects a suggestion to convert the project to a design-build format. The addendum serves to provide clarity and consistency for potential bidders preparing their proposals for the renovation project.

QUESTIONS AND TSA RESPONSES
1. In reviewing the plans, we noted that there are no Mechanical, Electrical or Plumbing plans. Please advise when these will be available. In addition, we will need to see the as-built drawings as well.
2. Will the existing Spectrum data system still be used or will there be an upgrade required?
3. Please provide full MEP drawings in time to accurately price those scopes.
a. If MEP drawings cannot be produced in a timely manner, please suggest an allowance that all bidders may carry for those scopes.
4. Please provide elevations of the inside of the merch desk in the pro shop as well as a section detailing the desk with all materials called out.
5. What is TSA’s budget for this project?
6. Please clarify the ceilings in the restrooms, as there is a conflict between the RCP and the finish schedule.
7. Since there is no new overhead door, does demo keynote 11/AD-102 still apply?
8. There was a mention at the prebid meeting that a new door opening shown in the plans is not needed now.
Is that demo note 4/AD-102?
9. WT-4 is shown on Interior Elevations A502 but not on interior finish schedule. Please clarify.
10. WT-1 NOT shown on Interior Elevation, but it is mentioned on Finish Schedule. Please clarify.

11. The pro shop depicts a product notated as FT2 for the cash wrap in the pro shop. I did not see that product on the finish schedule depicting the supplier, style and color.
12. In the women's bathroom, one of the walls showed WT4 as a wall tile but I'm not seeing that on the finish schedule as well. Is that supposed to be WT3?
13. Sports bar indicates an LVT2 is to be used as an accent product, but I did not see where on the plans and/or how much of that is to be used. Secondly, in my opinion, I do not like to mix suppliers and LVT which is the majority of the LVT being used calls for Interface and the accent strip is Shaw. Two different suppliers, there may be a difference in thickness. It could be a concern about the finished product.
14. Since MEP documents have not been provided prior to the questioning deadline, please confirm additional time will be awarded after the MEP drawings are provided to allow for further request for information. No.
15. Can you please update us on the status of Addendum #1? Bids are due in less than two weeks. An
Addendum has been released.
16. There is an issue with the wall tile and a conflict between the elevations page A502 and the Finish
Schedule/Materials on A701.
a. In RR106 and RR107 on A701 the walls call for WT-2 (12 x 36) and WT-3 12 x 24.
b. The elevations on A502 have WT-2, WT-3 and WT-4.
17. There is no WT-4 on the material schedule.
18. Also, on A502, detail 9 the WT-4 is called out on a handicap stall wall but is shown with dots on it as if it’s something else.
19. Phinazee Construction attended the mandatory pre-bid for the Rocky Point renovations and intends to bid. I was wondering if you ever considered bidding this project as a Design Build. At this point I understand it may be too late; however, the DB format would afford the opportunity to work with the
Engineers and Contractor to develop a final design with less variables on final Contract price. No.
20. Area on A-104 in the corner of the pro shop they are calling out flooring FT-2 but that code isn’t listed on the finish legend. There is a picture of FT2 calling it flooring accent mosaic tile at cashwrap in the “finish presentation” document, but no specifics on what it is. Please clarify what is to go here?
21. Also, it’s not clear if it goes in front of the counter or if it is to go in that whole corner section that includes behind the counter. Please confirm?
22. Will there be elevations drawings issued showing wall tiles?
23. Material Supply: Could you confirm who will be responsible for providing the materials?
24. Floor Finish in Rooms 108, 109, and 114: According to plan A-701 Room Finish Schedule, the floor finish for rooms 108, 109, and 114 is listed as "TBD." Could you provide details on the selected flooring type, including manufacturer, color, and size?
25. Corridor 112: In plan A-701 Room Finish Schedule, the note for corridor 112 states "Existing to remain." Could you confirm if we should exclude the installation of LVT-1 and WB-1 in this area?
26. Women’s Restroom – Interior Elevations: In the interior elevation plan, specifically in elevations 9 and 11 of the women’s restroom, product WT-4 is indicated. However, this product is not listed in the finish legend on plan A-
701. Could you confirm the manufacturer, color, and size of this material?

31. LVT-2 Location: The finish legend on plan A-701 mentions product LVT-2, but it does not specify where it will be installed. Could you confirm its location?

33. What will the door veneer finish and the hardware set be for door 113?
