About this file

This is Addendum No. 1 to the bid documents for the Fisher Manor Deck Renovation project issued by Queen Anne's County Department of Housing & Family Services in Maryland on August 24, 2026. The project involves the removal and replacement of decks attached to rental housing units and the main office building, including boards, support structures, railings, stairs, and concrete footings. A pre-bid meeting was held on August 13, 2026. The addendum clarifies that a newly constructed ramp must be built to be fully compliant with current ADA code requirements under Section 061000 Rough Carpentry.

Bid security is required for all bids exceeding $100,000 in the amount of 5 percent of the total bid amount. The successful responsive bidder must furnish performance and payment bonds, each equal to 100 percent of the bid, within 14 days of the Notice of Award for contracts over $100,000. While MBE participation is highly encouraged, there are no mandatory MBE or Wage Scale requirements for this project. The project does not have a monetary project classification.
