About this file
This is an Acceptance of Basic Lease Terms document for the City of Tampa's leasing of property located at 2806 N. 15th Street in Tampa, Florida. The property consists of a building with approximately 19,050 square feet located in the Ybor City Historic Districts and within the East Tampa Community Redevelopment Area. The City seeks to lease the property to a qualified 501(c)(3) non-profit organization to provide recreational, educational, and accessory daycare programs for underserved residents. The initial lease term is five years with up to three renewal options for five-year periods. Either party may terminate the lease without cause by providing written notice at least 270 days before the intended termination date. The property is provided as-is, and the lease is structured as Triple Net, with the tenant responsible for all operating expenses, capital costs, repairs, maintenance, taxes, special assessments, janitorial, landscaping, security, utilities, insurance, and indemnification. No designated or reserved parking is available; employees and patrons may only use street parking on a first-come, first-served basis.
The proposer is responsible for submitting proposed rent in the format specified in the Proposed Lease Business Terms Form. The property is subject to a Tampa Electric Company easement recorded as Instrument No. 2016320357, and the lease must be subordinate to this easement. The proposer must comply with all City of Tampa laws, regulations, ordinances, and the City's Ethics Code, as well as background screening requirements under the Jessica Lunsford Act. Any improvements must be made at the proposer's sole expense with prior written City consent. All exterior work, including site work, signage, and renovation, must receive a Certificate of Appropriateness from the Barrio Latino Commission and comply with Ybor City Design Guidelines and the Secretary of the Interior's Standards for Rehabilitation. The lease may not be assigned or subleased without prior written consent from the City. Property insurance covering 100 percent of replacement cost will be maintained by the City with costs invoiced annually to the proposer.
