About this file

This document is a Special and Supplemental Conditions modification to the AIA A201-2017 General Conditions of the Contract for Construction, specifically tailored for a project in the State of Florida, likely for a county or local government entity. The document outlines comprehensive modifications to the standard contract template, addressing key areas such as contract documents, contractor obligations, owner responsibilities, insurance requirements, testing and inspections, and dispute resolution. The modifications are designed to customize the standard contract template to specific local requirements, with particular emphasis on Florida statutory references and local government contracting practices.

The modifications provide significant detail on critical contractual elements, including indemnification clauses, payment terms, final completion requirements, and bonding specifications. Notable provisions include requiring contractor site visits prior to bidding, specifying surety bond requirements (such as A.M. Best's Rating of A-, VI or better), mandating electronic document submissions, and establishing Citrus County, Florida as the jurisdiction for potential legal disputes. The document also includes specific requirements for final payment, such as submitting affidavits, warranties, as-built documents, and site survey certifications. These modifications reflect a comprehensive approach to risk management and clear delineation of responsibilities between the owner and contractor.
