About this file
This document is an AIA Document A101™ – 2017 Exhibit A Insurance and Bonds form for the City of Pasadena, California, detailing comprehensive insurance and bonding requirements for a construction contract. The exhibit outlines mandatory insurance coverage for both the Owner (City of Pasadena) and the Contractor, including specific types of insurance such as Commercial General Liability, Comprehensive Automobile Liability, Workers' Compensation, Professional Liability, and Pollution/Environmental Liability. The document requires the Contractor to maintain various insurance policies with specific minimum coverage limits that vary based on the total bid amount, with coverage requirements extending up to ten years after project completion.
The insurance requirements are intricate, mandating that all policies be written through insurance companies with an A.M. Best rating of at least A-VII, and include the City of Pasadena as an additional insured. The Contractor must provide certificates of insurance, endorsements, and complete policy copies to the Owner, with specific provisions for self-insurance, deductibles, and comprehensive coverage for operations and completed work. The document also requires the Contractor to furnish a Performance Bond and Payment Bond, each for 100% of the Contract Sum, to guarantee faithful performance and payment of claims. The insurance and bonding requirements are designed to protect the City from potential liability and ensure comprehensive coverage throughout the project's duration and beyond.
