PART 1 - GENERAL
SECTION 011000
SUMMARY OF THE WORK
1.01 PROJECT TITLE: FLINT HILLS NATIONAL WILDLIFE REFUGE OFFICE/VISITOR CENTER
RESIDING/REROOFING
1.02 WORK UNDER THESE SPECIFICATIONS
A. The Contractor shall furnish all materials, labor, equipment, and supervision required for the work described below and within the construction documents. The work includes, but is not limited to, project mobilization and demobilization, project management and oversight, demolition and construction of the items described below, quality control, cleanup, and the removal of all debris and waste generated during the performance of the work.
B. Base Bid: Flint Hills National Wildlife Refuge Residing and Reroofing Project
1. Siding: The work includes the removal of all existing vertical wood siding and batten strips from the Visitor Center/Headquarters Building. This includes, but is not limited to, the removal of cedar/plywood siding, batten strips, trim, wood soffits and fascia, J-channels and any metal flashing beneath the siding. The contractor shall also inspect the structural insulated panels underneath the siding for any water damage or rot. If damage or rot is found then a report of damage will be given to the Government for review and planning.
After all existing materials are removed, replace them with new furring strips, metal flashing, and fiber-cement/Hardie Board siding and batten strips.
a. Note: The thickness of the furring strips on the Visitor Center/Headquarters Building may need to be adjusted to account for the new fiber-cement siding and trim, ensuring that the existing doors, those that are to remain in place, do not extend any farther past the new Hardie siding and trim than they currently extend past the existing siding. The furring-strip thickness and rigid-insulation thickness shall be adjusted as necessary to position the new siding in the same relationship to the window and door frames as the existing building siding.
2. Windows: The work includes the removal of all existing horizontal sliding wood windows and the installation of new horizontal sliding wood-clad windows of the same size. The contractor shall ensure that all replacement windows match the existing rough-opening dimensions, maintain the original operating configuration, and integrate seamlessly with adjacent building finishes. Contractor shall ensure proper weatherproofing, insulation, and overall continuity of the building envelope.
3. Window/Door Trim: This work shall also include fiber cement trim around all windows and doors under the fascia and down all corners of the building. In order for the trim to be uniform and flush or slightly passed the face of the window frames a wood sub trim/furring trim shall be required before the fiber cement trim is applied. All trims shall be caulked and painted when completed. The width of the trim between the windows may have to vary so it extends the full width between the windows.
4. Roof: Remove the GAF fiberglass three-tab shingles and the 30-pound felt paper. After the shingles and felt paper have been removed, inspect the existing plywood to ensure it is flat and free of leaks. Once the plywood has been inspected and verified to be acceptable, install the underlayment, furring strips/purlins, 24-gauge metal roofing system with concealed fasteners, as well as matching flashing and trim. Snow Guards shall also be installed as specified on drawings.
5. Soffit/Fascia: Work includes the demolition and removal of all existing wood fascia and soffit materials from the designated structures. Following removal, the contractor shall furnish and install new 24-gauge metal fascia and soffit panels, complete with all required trims, closures, and fasteners to ensure a weather-tight and structurally secure installation.
011000 - 2 SUMMARY OF THE WORK
6. Gutters/Downspouts: Work includes the removal and disposal of all existing gutters, downspouts, hangers, and associated hardware. Following demolition, the contractor shall furnish and install new 6-inch K-style gutters and matching downspouts, complete with all required brackets, fasteners, sealants, and accessories to ensure a structurally sound and weather-tight installation.
7. Landscaping: Work includes the excavation and removal of soil, vegetation, and debris necessary to create a continuous 18-inch-wide border around the base of the building.
The contractor shall furnish and install an 18-inch decorative rock border using clean, uniformly graded stone placed over a weed barrier fabric. All edges shall be neatly defined with aluminum edging, and the installation shall ensure proper drainage away from the structure.
8. Paint: Painting includes the preparation and repainting of all existing doors, door frames, and fiber-cement siding and trim. The contractor shall clean, sand, and prime all surfaces as required to ensure proper adhesion of the new coating system. Following preparation, apply the specified paint system to achieve uniform color and coverage across all components. The work shall also include any necessary touch-ups to ensure a complete, consistent, and professionally finished appearance.
C. Bid Additive #1: Vertical Metal Siding Installation
1. All work previously specified for the Visitor Center/Headquarters Building shall remain the same, except that the siding shall be vertical metal siding with a profile similar to the existing, rather than fiber-cement ‘Hardie Board’ siding and batten strips. Additionally, instead of paint, the Government shall select the color from the manufacturer’s expanded color range
D. Bid Additive #2: Gutters guards
1. All work previously specified for the Visitor Center/Headquarters Building shall remain the same, with exception to furnishing and installing heavy-duty gutter guards on all new gutters specified in the base bid. The contractor shall provide a compatible guard system designed to prevent debris accumulation while maintaining proper water flow. Installation shall include all necessary fasteners, accessories, and coordination with the new gutter and downspout system to ensure secure attachment and long-term performance.
E. All work items that are not specifically called out are considered incidental and no direct compensation will be provided. This work shall be performed on a firm fixed price lump sum basis.
