Apply an appropriate primer to any bare surfaces.
Apply paint and related material with an undercoat plus two coats of selected finish color as specified in accordance with manufacturer’s recommendations. Allow each coat to harden for the drying time (or time between coats) recommended by the manufacturer. Ensure each coat of paint is uniform in color, gloss, thickness and texture and free of runs, sags, blisters, or other discontinuities.
Install air grates and access panel doors.
Install stair treads and landing mat according to manufacturer’s directions.
Exterior Finishes Remove and reattach exterior wiring and other items and hardware as necessary.
Repair all areas of deteriorated wood. All new material shall be factory pre-finished. Carefully excise deteriorated sections of wood members. Leave keys to receive repairs, Replace deteriorated wood with dutchmen repairs.
Unless covered elsewhere, the work includes preparation and painting with a three (3) coat system (one
(1) primer coat and two (2) finish coats) of the exterior exposed materials and surfaces of all exterior wooden surfaces and finishes.
No exterior finishing shall be undertaken if air or surface temperature is below 50 degrees Fahrenheit or immediately following rain or until frost, dew or condensation has evaporated.
Remove damaged or deteriorated paint to the next sound layer using the gentlest method possible (e.g., hand scraping and hand sanding) prior to any necessary repairs and repainting.
All surfaces specified to be finished shall be wiped down with a dry cloth and be dry and cleaned free of all dirt, grit, grease, mold, mildew, foreign substances and all loose, peeling, blistering, chalking or scaling paint.
Each coat of finish shall be evenly worked out and allowed to dry according to the manufacturer’s recommendations before subsequent coats are applied. Prime coat of stain and two coats of finish coat to match existing.
Install wood gutters to match existing with mitered returns, pitch minimum ¼”/10’ to downspouts. Seal end grain with epoxy consolidant prior to priming, painting, assembling, sealing, and flashing. Miter and rabbet joints and install recessed lead flashing, seal with caulking. Install gutter outlets. At the lower end, install a sloping piece of lead flashing to make the short length of gutter from the outlet to the low end drain back into the outlet. Treat inside of gutters with raw linseed oil.
Install bird repellant in locations deemed necessary to keep birds from nesting or roosting.
Caulking All joints or gaps around doors, windows, baseboards or siding where water invasion may occur shall be filled with Benjamin Moore Elastomeric 465 01 Caulk, or an approved equivalent, not to be applied until primer coating is applied and allowed to dry a minimum of 24 hours.
Windows Follow best practices regarding removal and reinstallation of glazing compound. Remove all loose and deteriorated glazing compound. If necessary, secure loose glass with glazing points and apply linseed oil glazing material. Allow glazing compound to cure and skin over before paint application.
Apply primer to sash. On all window sash, extend paint 1/16″ onto glass to seal glazing. If sash is operable, it is important to paint bottom edge to prevent water invasion. Paint all sides if sash is removed from structure, to seal against water invasion.
Clean glass prior to finish paint application with glass cleaner that does not contain ammonia.
Apply finish paint. As with the primer, extend paint 1/16″ onto glass to seal glazing. If it is necessary to clean the glass after applying the finish paint, do not break the paint seal between the glass and the finish paint.
Restore windows to full functionality with new sash chain and hardware as necessary. Sashes must meet so that the sash lock engages and the window provides a weathertight seal.
Plumbing Startup Test drain, waste, and vent piping on completion of rough-in. Close openings in piping system and fill with water to point of overflow but not less than 10 feet of head. Water level must not drop from 15 minutes before inspection starts through completion of inspection. Correct leaks and retest system.
Cap domestic water piping and subject piping to static water pressure of 50 psig above operating pressures or 150 psig maximum without exceeding pressure rating of piping system materials. Allow to stand for 4 hours. Correct leaks and loss in pressure and retest system.
Before start-up, verify that piping, and related systems have been tested, and operational and performance tests have been made. Disinfect all water piping and equipment upon completion of piping installation. Following disinfection, flush water from system through its extremities. Continue flushing until samples show quality is comparable with public water supply and complies with requirements of public health authority having jurisdiction.
Clean-Up After completion of the work, construction debris, excess material and equipment shall be removed from the site and legally disposed. The contractor shall use a magnet of sufficient strength to ensure no metal is left behind. Upon completion of the work of this contract, work areas shall be left broom clean by the contractor.
Period of Performance Preconstruction meeting – Will be held within one week of contract award.
Notice to Proceed – Will be provided to the contractor after preconstruction meeting and upon receipt of all required documents.
Material Submittals – Due within 48 hours (or 2 business days) of Notice to Proceed Proposed completed work with all documentation submittals – 60 days after date on the Notice to Proceed for the Base and 120 days after the date on the Notice to Proceed if options are elected.
