About this file
This document is an Addendum for the Electrical/Low Voltage package of the New Dallas, Georgia City Hall project. The addendum addresses various questions and clarifications related to the scope of work, including window treatments, stained glass replication, waterproofing, soffits, tempered glazing, site access, material laydown space, window subframing, exterior ornamental work, precast repairs, lead testing, condensate drains, HVAC equipment scheduling, roof penetrations, and network infrastructure. The overall project is being bid by the City of Dallas, Georgia, with a mandatory pre-bid conference scheduled for June 5, 2024, and bids due on June 26, 2024.
The addendum also provides clarification on payment terms, indicating that progress payments will be allowed rather than payment upon completion and acceptance. It also addresses structural requirements for the HVAC equipment, particularly the Heat Recovery Unit to be installed in the attic. The network infrastructure work is noted to be the responsibility of the City rather than the low voltage contractor.

Progress payments will be allowed.
q) Considering there is very limited space above the ceiling, there is not enough room to install gravity flow condensate drains from each of the cooling coils. Therefore we are assuming that every cooling coil will need to have a condensate pump. Have provisions been made with electrical to wire these pumps?
Cassettes of Mitsubishi units have a built-in pump to lift condensate drain for 2'-0'. A condensate pump is required for some air handlers. A mechanical contractor shall coordinate with the electrical contractor.
r) The HVAC Equipment Schedule does not include anything for the HRU unit that is installed in the Attic. Please provide a detailed schedule for this unit.
See the attached revised drawing M-7. I am working with the vendor to get the unit in the sections.
s) As the HRU is to be installed in the Attic, has provisions been made with other trades on structural support for this unit. Currently the Attic floor is wood framed with plywood decking. Seems there should be structural steel tied to columns with an i-beam frame built above the Attic wood floor for this unit to sit on. Please advise.
There will be an attic access stair added to the third floor. The contractor will be asked to structurally evaluate the attic floor during construction. An equipment pad can be added at this time.
t) Has provisions been made on how the HRU is to be installed in the Attic? A potion of the roof needs to be removed in order to hoist the unit into place, then the roof be built back. This will effect multiple trades. Please advise.
Please see the revised drawings showing the attic access stairwell. We plan on changing HRU in the sections so that we can bring it into the attic.
u) For all mechanical roof penetrations, will a roofer be involved to remove the roof material, have us install our equipment (hoods primarily), then the roofer dry the roof back in?
The building is receiving a new roof and it will the roofers responsibility to dry everything in

x) What is the structural support plan for the HRU? Who is expected to cover the structural scope of work?
See answer to letter S above.
y) Will the HVAC equipment be tied into a BAS/DDC system, and if so, who is the controls supplier for the system? Or would all equipment be separately controlled by thermostats?
Price the equipment to be installed with thermostats and offer an alternate add to supply a
DDC system
z) Who is expected to cover the scope of work regarding the concrete pads?
The pad is not part of the HVAC package. It will be handled outside by the construction manager.
aa) What is the proposed plan to install the HRU in the attic, and who is responsible for providing a pathway to get the equipment in the attic?
See answer to letter T above.
bb) Will the low voltage company be taking the role of IT engineering as it proteins to installing network equipment and configurations after rough in ? This includes but not limited to switches, servers, Ip phones, Ip cameras indoor/outdoor, wireless access & desktop computers
The city will be responsible for installing network equipment
cc) Are the ceilings going to be dropped? I remember the GC stating keeping the building authentic as much possible
Please refer to the RCP plans in the drawing package. Most areas of the building will have drop ceilings with the exception of the Council Room, and Training Room. Unfinished areas in the basement will be open to the concrete structure above.
dd) The route for the network runs from the main point of entry {MPOE} Will it have ventilations for equipment, and will the network closets be closed off?
Please see the revised MEP plans. There is an enclosed IT room on the ground floor with
HVAC installed.
ee) When is the expected start date and expected end date for the network to be installed and completed?
