Demolish and remove 18” boiler stack flue pipe from building exterior.
a) Provide FAA with a comprehensive fall protection safety plan. Plan must include a complete description of the proposed equipment and the techniques used for removal of this 100 foot tall stack pipe.
b) Provide FAA with a metal waste salvage and recycle plan. Locate the nearest facility licensed to accept metal waste. Contractor shall dispose of all materials in accordance with FAA rules and regulations. All materials shall be recycled to the greatest extent possible.
c) Remove 18” boiler stack from exterior wall of building. Completely remove stack, cap, anchor bolts, brackets, flanges and associated hardware from building.
c. E/G Room: Remove existing suspended Carrier steam heat air handler, associated ductwork, piping, electrical power and controls. Infill the related wall penetrations with materials to match existing construction and fire rating in coordination with Fire/Life Safety design.
d. E/G Room: There is a wall-mounted Buffalo exhaust fan with a damaged inoperable 3’x3’ gravity damper. The damper stays partially open and is a source of infiltration. The exhaust fan with gravity damper will be replaced with thermostatically controlled equipment of similar size and type.
e. E/G Room: Icing on the fuel pipe line was reported by the site technician. Technicians use a portable heater to keep E/G room warm enough. E/G room should be provided with a ceiling mounted thermostatically controlled electrical unit heater.
f. First Floor: Replace 1st floor heating equipment with a combination of electric unit heaters and an electric heat pump, designed with the overall capacity to maintain ground floor temperatures above freezing during winter design conditions, using ASHRAE design data for Wilkes-Barre, PA. Anticipate the design will call for a single zone heat pump with wall mounted fan coil and outdoor condenser mounted on the existing concrete pad at the SE exposure. N+1 equipment redundancy will be included in the first floor design. Heating equipment will be located and sized for optimal freeze protection and efficiency. Unit heaters will have built-in thermostats to maintain 48 deg F setpoint and to prevent unnecessary heating of the space. All units will be UL listed.
g. Infilling / fire-stopping of existing openings in walls/floors is also required for maintaining proper temperature control in areas to be heated. Coordinate with Fire/Life Safety drawings.
h. Stairway: Minimal heat for the stairway will be provided by either the new ground floor unit heaters (with only the ground stairway door magnetically held open), or by three additional electric unit heater located in the stairway (with all stairway doors kept closed).
i. Second Floor: There is an area that used to be a bathroom next to the pipe chase where existing piping will need freeze protection. The bathroom area has steam heating along with steam piping. This area does have a good size window that can affect inside ambient temperature during cold weather. This area could be provided with a space heating unit.
Minimal electrical heat will be provided in the telecom room on the 2nd floor.
j. Fourth Floor: Existing perimeter steam heating baseboard elements located in the 4th floor office and break rooms will be removed. Note: HVAC design by the TSSC for the admin area will be deleted from the Redundant HVAC project, and NDP will assume responsibility for all new HVAC work in this area.
k. Plumbing water risers up through the 2nd and 3rd floors will be protected from freezing by electric unit heating provided for the pipe shaft.
l. The old abandoned air handling units and associated piping located on floors 2, 3 and 5 will remain abandoned in place. There is currently no program to reuse the floor space they once served.
m. General ventilation will be provided for the 5th floor. Gravity dampers for outside air and exhaust fan outlet will be used in order to achieve ventilation here. Exhaust fans will be operated manually and/or thermostatically for energy conservation purposes. Existing openings in the walls may be utilized for these new installations in order to avoid making new openings in the concrete walls.
n. It is preferable that all HVAC-related abandoned structures and components including ductwork should be removed at a later date, since they are not maintained. Due to environmental impact over the time and in the absence of an inspection, maintenance and surveillance program, the primary components or any supporting structures can fail. Failure of any of these components could lead to personal, structural or equipment accidents. Per the ACM 2016 report, there is no presence of ACM within the abandoned AHUs or ductwork.
Therefore, the removal process for these units will not require any ACM work practices. For the immediate (short term) it is recommended that abandoned ductwork penetrations/openings be sealed off for fire protection / life safety purposes, such as the 58x24 duct penetration through the 3rd floor slab for example.
4. PLUMBING: Modifications to the existing Electrical System include but not limited to the following:
a. First Floor: remove and cap off well water lines running through spaces that are not to be heated, including storage room and boiler feed-water tank room.
b. Fifth Floor Bathroom: The existing unused 5th bathroom will have its toilet, urinal, lavatory and slop sink removed. The associated water supply and sanitary drain piping will be cut back and capped at the 4th floor, leaving the plumbing vents intact. This will eliminate the need to provide freeze protection for this 5th floor piping. The 30 gal. electric water heater located in the 5th floor bathroom will be replaced with a new 19 gal. electric water heater located on the fourth floor bathroom.
c. Plumbing water risers up through the 2nd and 3rd floors will be protected from freezing by either adding electric heating for the pipe shaft or by using electric heat tracing, depending on which method is more practical/reliable.
5. ELECTRICAL: Modifications to the existing Electrical System include but not limited to the following:
