About this file
This Work Write-Up (Exhibit 1) is a scope of work document prepared by the City of Jackson Community Development Department for a residential improvement project located at 626 N East Avenue, Jackson, Michigan 49202-3421, for customer Deborah Keena. The project encompasses three primary components: installation of a new 95% efficient forced air, gas-fired furnace with AGA label certification compliant with Michigan Mechanical Code and NWAHA standards; replacement of an air conditioning unit; and installation of a new high-efficiency water heater. The furnace installation requires proper ductwork design with supply and return air provisions, register placement in accordance with building code standards, insulation of exposed ducts, and installation of a new thermostat and filter rack. The water heater installation must comply with manufacturer specifications and applicable codes including the Michigan Plumbing Code, NFPA 70, International Fuel Gas Code, and International Mechanical Code. Both the furnace and water heater installations are designated as permit-required work. The document was prepared on June 30, 2026, by the City of Jackson Community Development Department and requires signatures from both the property owner and contractor to become binding as part of a construction contract.
The project is being rebid as a competitive sealed bid opportunity requiring all participants to maintain SAM.gov registration, possess proper licensing, and obtain all required permits. Awards are made to qualified bidders submitting the lowest compliant bids. The work write-up does not specify explicit pricing information, response deadlines, site visit requirements, or pre-bid meetings within the document itself, as these details are typically contained in the related solicitation documents. Repair and replacement of wiring or plumbing necessary to achieve code compliance are included in the installation scope if not separately bid. The document emphasizes strict adherence to local code requirements and provides specific dimensional and accessibility standards for appliance servicing and installation.
