About this file
This is a Drawing Instructions document for a federal roofing contract (Project 542-26-109) to replace the flat roof on Building 57 at Coatesville VA Medical Center.
The project requires complete demolition and replacement of the existing flat EPDM roofing system, including removal of all EPDM membrane, insulation, flashing, and related materials. Contractors must remove the exhaust hood over the elevator exhaust, the building exhaust updraft fan, the attic exhaust fan and hood, and lightning protection connected to roof equipment. All debris removal must be conducted via crane or lift with containment to prevent falling debris. The construction phase includes investigating and repairing damage to the concrete roof deck, installing new EPDM roofing material with proper drainage pitch, adding copper flashing at railing wall interfaces, replacing insulation and cants, and installing a new exhaust updraft fan meeting minimum specifications of 2765 CFM, 2.0" static pressure, 20" wheel diameter, 1480 max RPM, direct drive, 3 HP motor at 208V/3Ph. A new mushroom-style hinged vent hood with weather-resistant coating must replace the existing elevator exhaust hood, with airflow requirements matching the existing hood. Equipment curbs must be raised to minimum 12 inches, and two roof deck penetrations must be filled with concrete decking. The contractor must field-verify all measurements, perform required testing per TIL and government standards, secure the jobsite with chain link fencing, coordinate entrance/exit shutdowns during demolition, and park only in designated Lot A. The loading dock near Building 57 is designated for lay-down space and crane placement.

- Replace all cants for the EPDM flat roof where the edges of the railing and roof meet as per specifications and the TIL.
- Replace the exhaust updraft fan with a fan meeting the minimum requirements of 2765 CFM, 2.0” SP, 20” wheel diameter, 1480 max RPM, direct drive, 3 HP motor, 208V/3Ph.
- Replace the exhaust hood over the elevator exhaust with a new mushroom hinged vent hood with a weather resistant coating.
The air flow requirements for the new vent must meet that of the existing hood.
- Replace the removed lightning protection to the new exhaust hood and exhaust fan.
- Raise all equipment curbs to a minimum of 12 inches.
- Fill in both roof deck penetrations with concrete roof decking to meet specification and TIL requirements.
