Summary of Addendum No. 1

This document is an addendum issued by the University of Louisiana at Lafayette's Office of Purchasing for a comprehensive renovation of the third-floor laboratory space in Building 29 at the New Iberia Research Center (NIRC) in New Iberia, Louisiana. The project scope encompasses all labor, materials, equipment, transportation, supervision, permits, and work necessary to complete architectural, civil, structural, mechanical, electrical, plumbing, and information technology renovations. Bids are due Thursday, July 16, 2026, at 2:00 p.m., with public opening at 3:00 p.m. the same day. Site visits are available Monday through Friday from June 22 to July 2, 2026, between 8:00 a.m. and 3:00 p.m., coordinated with Project Manager Ronald Bell at (225) 405-8089. The addendum includes modifications to project specifications and drawing references, renaming the project to "NIRC - Building 29 3rd Floor Laboratory Renovation," and introduces two alternates: Alternate No. 1 (ADD - Exterior Envelope for East and West Wings) and Alternate No. 2 (DEDUCT - Sitework). Bidders must acknowledge receipt of this addendum on their bid form to be considered responsive.

The addendum addresses 22 contractor questions covering operational considerations, including occupancy of the first and second floors during construction and the presence of nonhuman-primate research animals on the first floor and slab area, necessitating strict dust and vibration control measures with temporary barriers, HEPA-filtered dust handling, and daily housekeeping. Contractors must provide approximately 450 linear feet of temporary construction fencing with two double gates and visual screening. Additional requirements include proof of measles vaccination and tuberculosis testing within one year, compliance with federal prevailing wage and DBE requirements, and adherence to NIH reporting standards. The building, originally constructed in 1960, has an appraised value of $9,186,938.00 as of July 25, 2025, and requires flood insurance coverage and broad-form property insurance (ISO CP 10 20). The contract time is fixed and includes all procurement, fabrication, delivery, and installation, with the elevator identified as a long-lead item for which bidders must account in their schedules without expectation of time extensions.

The Contractor shall verify all existing conditions, ceiling cavity heights, and MEP obstructions prior to fabrication.
