Project Background & Overview of the Scope of Work (Kat, Marla, Matt)
● The project entails buildout on the 6th floor for three separate SSA departments. The three departments will have their own separate entrances and include offices, meeting rooms, interactive and support areas. Existing main corridors, building support areas and restrooms will remain. The demolition of the 6th floor interior construction includes workstations, ceiling grid and lighting, modular walls, mechanical and FLS devices to accommodate the new office and ceiling grid layout. There is an underfloor cellular duct system for power, voice and data. There are four telecom and electric rooms located on the 6th floor.
● Phase I of the project will be managed under a separate contract and is scheduled to be complete prior to the beginning of Phase II. Phase I includes construction on the 8th and 10th floor and moving current employees from the 6th floor to other floors of the building.
● Day/Night Shift access; work restrictions
● Building Occupants
General Questions & Answers
1. Q: Can you talk about sprinkler system shut downs?
A: Sprinkler system shut downs must be performed as night work or weekend work, and coordinated with GSA and SSA property management.
2. Q: There are multiple different partition types through the offices. There’s also designated groups of offices with a higher STC: is it just those designated offices? We want to make sure it is somewhat defined and that we have the right quantity of partitions A: Yes, there are different STCs. Please submit formally about any specific locations. In general, the function of some of the groups moving into the space are judges that hold hearings, which is why certain offices have higher ratings than others.
3. Q: When we do the ceiling removal, are we going to turn the heads up temporarily?
A: Yes, that’s a GSA requirement. Our Authority Having Jurisdiction (AHJ) for fire and life safety will confirm procedures.
4. Q: What is the anticipated start date for work?
A: The estimated start for pre-construction services is April 2019. Construction NTP is estimated to be October 2019, however there may be an opportunity to start demolition in September 2019.
5. Q: Have you begun requesting building permits?
A: We don’t require building permits since the construction is occurring on federally owned property.
6. Q: Can you discuss building accessibility? How we can transport material, employees, etc.
A: The walk through provided some insight on how to get places, but generally there is limited space on 2nd floor storing material. Mostly staging will be on 6th floor as the entire floor will be vacant. There is a loading dock, however the truck size is limited to: Maximum height of truck is
12.5 feet. Maximum length of truck is 40 feet (including the cab).
7. Q: Work will impact the 5th floor? Is there anything we have to do below the 6th to impact the 5th? Who coordinates that work?
A: There are tenants on the 5th floor; work will have to be done after hours to minimize impact.
Coordination will be with GSA/CMa and SSA to coordinate work.
8. Q: Key team members – are we able to deviate from the list in the RFP?
A: Your firm should adhere to that list provided in the RFP. Key members can have multiple roles, but that must be documented in your submission if a single individual is fulfilling responsibilities of multiple roles.
9. Q. Is the fire alarm proprietary?
A: Siemens Technologies will need to design additions to the system.
10. Q: What is the size and capacity of the freight elevator?
A: 7’ (length) x 8’ (width) x 12’ (height). Elevator doors open 70” wide by 70” tall.
Each elevator has a maximum capacity of 8,000 lbs
