RESPONSES TRACKING SHEET PROJECT TITLE: Construct Improve Surgical Access – Richmond, VA

1 7-30-2025 8-5-2025 Please confirm whether all existing ductwork and piping to be demolished is assumed to contain ACM mastic or insulation, and whether abatement is required for all such systems or only those identified in the ECS report appendices. Also confirm if drawings will be updated to indicate ACM areas.
A previous survey confirmed that there was mastic present in the floor and window sills. However, it has not been confirmed in the existing ductwork but the contractor should assume that ACM is present in these areas as well; plans will not be updated since a survey of the ductwork has not been performed.
2 7-30-2025 8-5-2025 Please provide coordinated layout drawings showing roof and slab penetrations for ductwork, conduit, and piping relative to structural steel members. Current S, M, and E sheets contain generic notes and field coordination requirements without conflict resolution.
There are no drawings available showing roof and slab penetrations. The contractor will be required to verify existing conditions prior to beginning structural steel work.
3 7-30-2025 8-5-2025 Please confirm which UL firestop systems are required for MEP penetrations at walls and floor slabs. Drawings do not provide UL types or locations, and specifications defer to construction-phase submittals.
Firestop systems will be confirmed during the construction phase submittals however typically all UL and FM approved systems that meet the specifications will be acceptable.
4 7-30-2025 8-5-2025 Please confirm whether accessories in toilet rooms, PACU bays, and ORs (mirrors, grab bars, cubicle curtains, etc.) are contractor-furnished or OFOI. Also provide layout details or reference sheets.
All toilet accessories are provided/installed by the contractor. However, submittals are required to confirm VA compliance.
5 7-30-2025 8-5-2025 Please clarify whether utility shutdowns (electrical, water, med gas) will be permitted during construction and what notification or scheduling protocol is required. No phasing plan is shown.
Means and Methods of shutdowns are typically discussed between the contractor and the COR to determine the best course of action. A 2 week notice is the protocol to obtain VA internal approvals.
6 7-30-2025 8-5-2025 Please clarify design intent for coordinated systems such as fire alarm, nurse call, structural support steel, and interstitial routing, where drawings defer to field coordination and specifications take precedence. There is insufficient detail to accurately bid or sequence support systems in interstitial areas. For example:
- Fire alarm specs (Div 28) require integration with BAS but riser diagrams and device layouts are missing.
- Nurse call system lists contractor coordination with VA-provided equipment but no signal pathways or device types are shown.
- Structural support steel required for ceiling-mounted equipment is noted but lacks details or connection standards.
Please confirm if additional design packages or submittal guidance will be provided prior to construction or bidding.
Fire alarm system devices are to integrate with the existing system (Edwards EST3) and tie into that system.
Nurse Call devices to integrate with the existing system (EZ-care). Site currently has a project to unify campus Nurse call systems. Contractor to coordinate with that project.
Structural support for ceiling med gas and light booms along with the modular ceiling diffusers in the OR’s are required and details will be provided once the VA has purchased this equipment.
7 7-29-2025 8-5-2025 We need to know the door material type, which doors are wood doors and which ones are hollow metal doors.
Door 3A-205, 3A-206, we don’t know what kind of door that is, it says per manufacturer, we only know it is a sliding door.
We need to know what material.
Lead Lined doors, need to know what material they are made from.
All doors are solid core wood.

8 7-29-2025 8-5-2025 On drawing AE410 #10, under Elevation New work notes that calls to provide aluminum access ladder, however Detail 2 has 2 notations for the ladder one of which points to the ladder and the other points to something else, clearly not a ladder. Could you please clarify.
Refer to wall section 3 / AE510 for additional notes and dimensions for ladder.
9 7-28-2025 8-5-2025 I reached out to Penco for the Lockers and benches associated with the project, they put me in contact with their local sales team. When I got there quote they basically put a exception on the lockers saying they have a recessed handle, not a “friction catch door pull” could you please advise weather this is acceptable?

10 7-29-2025 8-5-2025 I was trying to find the Specs on the stainless steel wall mounted shelving and I couldn’t locate them. They are shown on drawing AE132 please advise.
See Specification section 10 28 00 / 2.13.
11 7-29-2025 8-5-2025 The drawings keep mentioning Vendor Equipment Drawings that I have not found could you please advise me on whether we have those drawings and where they are located.
Refer to Q133 “Equipment Schedule plan” for responsible parties and purchasing. Vendor documents will be provided by the VA once the project is awarded and major equipment is ordered so that proper coordination can be provided.
12 7-29-2025 8-5-2025 Also in going thru the Spec Book we are missing spec section 13-40-64 if you could please advise.
This section was removed. Stainless steel wall cladding system is not in the scope of this project.
13 7-30-2025 8-5-2025 Drawing AE133 Detail #1 Level 3 – New Work Plan, has missing labels on wall sections, If you could clarify the wall types for the following rooms I would greatly appreciate it.
Room #s 3A-200, 3A-229, 3A-228.
See attached Sketch (ASK-1) provided in Amendment 0003.
14 7-30-2025 8-5-2025 On drawing AE133 in Corridor C3A-29, it references wall type M349_2S, which is not in the wall type schedule could you please clarify what M349_2S consists of.

15 7-30-2025 8-5-2025 GIII cannot determine the wall type for the exterior walls indicated on drawings AE133, AE132, there is not a symbol that correlates them to the wall sections depicted on AE510, AE511.
Nor can we determine the wall that abuts to the (NIC) Wall in Corridor C3A-29.
We also cannot determine the wall type for Stairwell 3.

16 7-30-2025 8-5-2025 Is it possible for the deadline for questions be extended with it as well?
Deadline for questions will not be extended.
17 7-30-2025 8-5-2025 On drawing AE300 under the new work roof notes #14, indicates for contractor to reuse the ballasted railing and provide additional railing to complete perimeter indicated.
I cross checked with the demo drawing AD131 and found no notes indicating the railing, nor could I find it elsewhere. Please advise.
Existing railing is approximately 250 linear feet.
18 7-25-2025 8-5-2025 We have just a couple of questions regarding plans. #6 and #15 on EP101
#6-What types of equipment and will this be part of this project?
#15-Where is the location of this item on the plan?
There is no drawing EP101.
Equipment selections purchased by the VA to be coordinated with VA during the submittal phase. Site specific Medical Equipment drawings (ceiling booms and modular ceiling diffusers for the OR’s) will be provided by the selected vendor after purchase by the VA.
