Performance Work Statement Scope

Preventative Maintenance Services

The preventative maintenance services will cover the following systems:

• Medical Gas System o Oxygen, Nitrous Oxide, Medical Air, and Vacuum systems o Piping and equipment inspections o Pressure and leak testing o Flowmeter calibration and functionality checks o Alarm system verification and testing

• Vacuum Pump Systems o General inspection of all vacuum pump units o Oil level and quality check (if applicable) o Air and gas filtration check o Pump efficiency tests (e.g., airflow) o Replacement of any worn-out or damaged parts o Belt and motor check for proper function

• Compressor Systems o Visual inspection of compressors and related components o Inspection of the drive and motor system for wear or malfunction o Air quality and pressure check o Filter replacement and air intake inspection o Oil level check and lubrication of compressors (if applicable) o Check for leaks in the system

• In-Building Reserve System o Visual Inspection: Inspect the entire reserve manifold and system for any physical damage, corrosion, or leaks.

o Cylinder Pressure Check: Verify the pressure in the reserve cylinders to ensure adequate backup supply. Ensure that pressure is within the required operational range.

o Pressure Regulator Check: Inspect pressure regulators for proper function, wear, and damage. Verify that regulators are functioning to maintain pressure within specifications.

o Valve Check: Inspect manual or automatic valve operation, ensuring that all valves open and close smoothly without leakage.

o Functional Testing: Perform a functional test of the in-building reserve system, ensuring it activates automatically when required and integrates with the main gas supply.

o Replacement of Worn Parts: Replace any worn-out or damaged components such as seals, gaskets, or filters

• Emergency Oxygen Supply o Cylinder Integrity Check: Inspect the integrity of emergency oxygen cylinders to ensure they are free from cracks, corrosion, or any physical damage.

o Cylinder Pressure Test: Verify that the pressure within the emergency oxygen cylinders is adequate and within the specified range for readiness.

o Valve Functionality: Inspect emergency oxygen cylinder valves for leaks, proper operation, and secure attachment to the manifold or supply line.

o System Performance Check: Verify that the emergency oxygen system operates properly when switched to reserve mode, ensuring it maintains adequate pressure and flow.

• Master Alarm Panel o Visual and Functional Inspection: Inspect the master alarm panel for physical damage, wear, and functionality. Ensure all components (lights, indicators, switches, and buttons) are in good working condition.

o Alarm Test: Test all alarms (audible and visual) for proper function. Verify that the panel activates correctly in response to a system alarm (e.g., low pressure, lag, etc.).

o Battery Backup Test: Test the battery backup system to ensure it is operational in the event of power failure.

o Alarm Logic and Communication: Verify that the master alarm panel communicates properly with area alarms and that alarms are triggered appropriately.

o Documentation Review: Check the master alarm log for any previous issues, ensuring proper documentation of past alarms and maintenance.

• Area Alarm Panels o Visual and Functional Inspection: Inspect area alarm panels for physical damage, corrosion, or wear. Ensure that all components are securely mounted and functional.
