Scope of Work Construction Statement of Work 671-15-132 Install Lighting Upgrade for Energy Efficiency Audie L. Murphy Medical Center
BACKGROUND:
The purpose of this project is to reduce the energy consumption and upgrade lighting systems to current standards and codes used at the Department of Veteran Affairs Audie L. Murphy Hospital located at 7400 Merton Minter Blvd, San Antonio, TX, 78229.
STATEMENT OF WORK:
The contractor shall furnish all labor, materials, equipment, supervision and all other necessary provisions to install the lighting upgrades at Audie Murphy VA Medical Center as called out in the Construction Documents.
The project is focused on reducing power consumption in the canteen and on the 1st floor. This is conducted through the following primary methods:
· Replacing existing lamps and fixtures with more efficient devices
· Installing light control devise that turn off lights when users are not in the vicinity of the monitored area.
· Installing light harvesting sensors that decrease the fixture/bulb energy output when supplemental daylight is detected.
Reduced energy consumption and lighting system upgrades in accordance with the contract documents include the following:
· Upgrade existing lighting fixtures and bulbs with more energy efficient options.
· Integrate technology sensors and energy efficient lighting controls.
· Install new light control devices in single occupancy offices and restrooms
· Install new light control devices in multi-occupancy offices and restrooms
· Install new multi-room light control systems
· Design light harvesting systems for the canteen.
· The system for the canteen shall be addressable and programmable from a central location. For example, the dimming shall enable the halls to be dimmed to 80% from 10pm to 5 am the following day.
For the fixtures to coordinate with the new control devices, a variety of fixtures will be replaced. New fixtures will be more energy efficient and be able to operate with low voltage operating controls. This will reduce the wattage requirements when the system is on as well as provide the ability to turn off the system automatically conserving additional energy. In most cases, the modifications to existing system will be direct replacement fixtures and switches. Most material installation will be above the acoustic ceiling tiles and should cause minimal disruptions or construction. Areas with hardened ceilings should be avoided other than direct fixture/lamp or light switch replacement.
This design is based on the Touché control lighting system. Contractor is to use Touché control lighting systems or approved equivalent. If contractor ops for using an approved equivalent, contractor will be responsible for verifying system functionality from any wiring/design changes resulting from alternate equipment.
If existing conditions vary from the construction documents, contractor is to notify the COR immediately on how to proceed as some areas in the hospital may have been updated since the design.
Base Bid – Canteen Light harvesting controls will only be installed in the Canteen. The canteen is broken up into four (4) zones that will detect the current light settings and automatically dim the lights in each zone. Lights will also begin to brighten as the exterior lighting reduces. These controls can also turn off or dim during the evening hours.
The light control devices utilized in this work include a master interface, a local relay module (LRM) for each zone, touchscreen multifunction switch for each zone, and ceiling mounted occupancy sensors. Additionally, lighting fixtures in these rooms will also need to be updated or replaced to ensure they are compatible with a low voltage lighting control system.
Add Alternate #1 – Single Occupancy Rooms This includes all single occupancy rooms and restrooms which have only one (1) entrance and contain no partitions or separators. Examples of this include private offices and restrooms. The light control device utilized in these rooms will be a wall mounted occupancy switch that is controlled by both infrared sensors and sound sensors to accurately detect occupants in the space. These are very cost-effective products. Additionally, lighting fixtures in these rooms will also need to be updated or replaced as seen in the plans and specifications.
Add Alternate #2 – Multi-Occupancy Rooms This includes all multi-occupancy rooms that have multiple occupants, multiple entrances, or partitions. Examples of this include large offices, conference rooms, and restrooms with stalls/partitions. Since a wall mounted occupancy switch sensor cannot cover the entirety of these rooms, ceiling mounted sensors will be installed to provide full coverage. Depending on the size of the room, multiple ceiling sensors may be required to completely cover the area. Additional light control devices to be installed in these rooms include a room manager (RM) and a touchscreen multifunction switch. Lighting fixtures in these rooms will also need to be updated or replaced to ensure they are compatible with a low voltage lighting control system as seen in the plans and specifications.
Add Alternate #3 – Multi-Room Systems This includes any two (2) or more multi-occupancy rooms that are adjacent to each other. The light control devices utilized in these rooms will be the same as the multi-occupancy rooms; However, only one (1) RM be will required for each multiroom group. Each RM can connect with up to 20 devices. Light fixtures in these rooms will also need to be updated or replaced as seen in the plans and specifications.
ADDITIONAL REQUIREMENTS:
