As far as the workers being able to perform work while project is ongoing – while one phase is ongoing – we understand that VA employees will be working in the other areas – however, please confirm the contractor is not responsible for knowing what jobs the employees within the current phase are doing / to be able to keep them working in a different area. Please confirm if the contractor performs work PER THE DRAWINGS the VA employees will be able to continue work as required.
The phasing has been laid out to ensure the lab stays operational during construction. There may be times that accomodations need to be made to ensure the lab stays operational, but overall following the phasing plan will keep the lab employees functional.
Regarding all equipment: is there any warranty on ANY of the equipment that must be maintained? If so, please provide the manufacturer of the equipment and certified installer that we can contact to maintain the warranty.
I am not aware of any warranty on the equipment.
Regarding existing equipment that contractor is required to move: specifically, the A3-Dual Elevating Grossing Stations, A7A A7B A7C - tissue processors, A29 grossing station, A48 Slide Storage, A49 Block Storage, A60 Slide Storage, A61 Block Storage, M2 BSC Class 11 A/B3, M17 freezer, M20 BSL Class IA/B3 Hood, M21 BSL II A/B3Hood, M25 BSC Class II Delta Series, M37 BSL Class I A/B3 Hood, M42 Freezer 80 900 Series, M45 Refrigerator/Freezer REVCO, M46, BSL Cabinet II A/B3 , M56 Combo Refrig Freezer. ALL of this equipment appears to be extremely sensitive and expensive. Would it be possible for the VA to move this equipment rather than the contractor? If the contractor is required to move this equipment please confirm the VA will handle the following:
disconnect, prep for moving, reconnect and start-up/test after moving. Also please confirm there are no warranties that will be affected by this equipment being moved.
NO. Contractor is to relocate. The VA can disconnect, prep for moving, A52 Wall mounted television on AQ401 calls out moved by VC. Please clarify. A52 is to be installed by contractor.
A68 – equipment is blank on AQ401. Please clarify what this is.
A68 is a break room refrigerator/freezer.
S1 on equipment plan AQ401. Please clarify what this is.
S1 is an undercounter dishwasher.
This equipment is existing and will be reinstalled by the contractor.
Note C on “General Phasing Notes” states to “refer to specification 01 00 00 for information on work duration for each phase and area of work”. Spec section 01 00 00 does not have any information on phasing besides “The lab will remain operational during construction. Refer to contract drawings for more information regarding construction phasing.”
There is no “Work duration for each phase and area” shown.
There is no work duration per phase.
The contractor will be responsible for phasing the schedule accordingly to meet the construction period of performance.
a. Is there a phasing schedule that can be provided to contractors? See answer above.
b. Is there an anticipated/contract duration for each phase? See answer above.
c. Is there going to be required “Down Time” between phases?
There will be a transition period from phase to phase to allow for equipment hook up and for staff to relocate into the finished phase and from the next construction phase.
d. Is there any overlap allowed between phases?
No, but overlap between phases can be evaluated in the contractor's construction phasing plan as long as it does not interrupt staffing operations.
What is the deck height on this floor?
Deck height is 10'-0". Also be aware there is interstitial space on the third floor.
Would “StarcWall” or “EdgeGuard” ICRA wall systems be an acceptable alternative to the ICRA barriers shown on the drawing?
Yes. This is the preferred ICRA wall barrier here at the VA.
Note B on phasing general note states “Cosntruction Work behind temporary construction partitions shall be completed during night shifts, 5:00 pm to 5:00 am.” Please confirm all work is to be completed during night shift.
No. Work should be done during normal business hours to the extent possible. If there is noisy work then the contractor will have to do after hours.
Specs call for laminate casework/tops, but drawings show metal/epoxy. Please clarify which should be bid.
Bid per the metal/epoxy casework per drawings.
What is the Deck Height?
Deck height is 10'-0" - 11'-00" . Also be aware there is interstitial space on the third floor.
Please provide clarification on the floor product WSF-1. Is this product to be interlocking loose lay, or glue down and heat welded? The product info supplied on the finish plans is conflicting due to the sizes and information provided, also there are no specification for this product we could find in the spec book.
This product should be glued down and heat welded. Spec has now been provided.
on sheet TD102, there are multiple "Wall Mounted Voice/Data Outlet" shown with no note detailing how these are to be demod. Are these to be demo'd to above ceiling or pulled back to workspace or removed completely? Please advise.
Remove all cabling completely as shown on TD102 to existing Signals Closet.
on sheet T001, the technology symbols with elec.
requirements table shows "AP" as being removed completely and disposed of offsite. However on sheet TD102 note 1 states to pull back to a non-construction area." which is correct/how should we bid this item?
The description is correct on T001. The existing data cable is to be removed completely and replaced with Cat 6A cable. The AP (wireless access point) is to be removed, labeled and re-installed at the same location.
On sheet TD102 there are dashed symbols "SC" with no notes giving direction on these items. Are these speakers to be demod completely, or what should be done with these speakers? Please provide direction.
Remove existing paging speakers.
Replace with new paging speakers as shown on Sheet T102. Include wiring to connect to the existing paging system.
Please see the attached substitution request for the WSF-1 Flooring. Will this product be exceptable as an equal to bid for the WSF-1 in the Finish schedule.
No. This product will not be an acceptable substitute.
Can you please confirm that my assumptions about the number of raceway channels required is correct in the below drawing, EP401.
The contractor should refer to the latest bid documents that indicate where single channel (Note #9) and 3-channel (Note #7) surface mounted raceways are indicated.
The specification for manufactured plastic case work references another specification for manufactured metal casework, the drawings also indicate metal casework. There is no specification within the documents for the metal casework.
Please provide the specification.
See attached for 12 31 00 specification. This should have been included when we added the metal casework.
This project is noted to be done in 12 phases. Will each phase be given a specific amount of calendar days by the VA or will the contractor be responsible for determining the amount of time needed for each phase?
The contractor will need to allot the appropriate amount of time for each phase of construction in order to complete the project within the period of performance. No phase has a required amount of time allocated to it.
When one phase is completed, will there be a :swing time” for the owner to get fully moved in prior to beginning the next phase? if so, is this time included in the given contract duration?
A “swing time” will need to be included for both the new occupant moving into their portion of the phased work as well as the next phase’s occupants moving out. This will need to be accounted for in the contractor’s proposed schedule.
Is there any abatement on this project? It seems there is none noted, however I would like further confirmation.
No abatement is required as the area was built in 1994.
