2) Responses to RFIs for 631-16-020 Renovate B6 HVAC and Roof

1) On Drawing Sheet MH-606, the Automated Glycol Fill System Schedule specifies John Wood Model JWOP-53-030 as the basis of design. In communicating with the MFR, this model does not match the specifications scheduled. John Wood model JWOP-53-030 is a 30 gallon unit with a 1/2 HP pump. 115 GPM in Note 2 is not accurate according to the MFR. Please advise if this schedule will be revised.

Response: The automated glycol fill station schedule on drawing 6-MH-606 has been updated to include the appropriate values and notes for the unit specified, refer to the attached sketch MSK-001 for the updated schedule.

2) Detail 13/6-AS-501 calls for new tile on (assumed new) tile backer for the Washrooms.

a. Please clarify if new tile backer will be installed at existing walls to remain within all the restrooms, or will the tile be installed directly on the existing wall finish (plaster??)?

b. If new tile backer is intended on existing partitions, will the existing (plaster?) be removed for the new tile backer?

Response to 2 a. & b.: In all washrooms where tile is removed, remove tile down to existing substrate. Where substrate is plaster, repair the existing plaster if practical or replace plaster with tile backer as indicated on note 8 on AS 101 and AS 102. Where substrate is existing tile backer or drywall, remove existing backer to substrate and replace with new.

Note 8 should be indicated in Room 102 on AS 101. On 3/AS 102, the designation indicating Note 14 should be changed to Note 8.

3) Detail 13/6-AS-501 calls for (assumed new) Type X GWB.

a. Please confirm NEW GWB will only be installed on NEW partitions within all the restrooms.

b. And all existing wall finishes will remain on existing partitions, above the wall tile.

Response to 3 a. & b.: New GWB should be installed on new partitions. Existing walls finishes may remain on existing partitions but must be repaired/refinished or replaced as necessary depending on the level of damage to the surface during demolition. If the existing GWB is used as a tile backer, then remove completely with the tile and replace with new tile backer.

4) There are conflicts between the RCP and Finish Schedule. Please clarify these:

a. Room 112 – RCP = existing GWB; FS = new GWB

Response: The existing ceiling height is approximately 8’-2”. There is new ductwork scheduled to be installed above the existing ceiling. Cut and patch existing GWB ceiling to accommodate installation of new ductwork.

b. Room 203 – RCP = existing GWB; FS = new GWB

Response: New ductwork traverses this room. Existing GWB ceiling appears to be installed tight to structure. New duct can be run exposed and painted. Run new ductwork tight to ceiling.

c. Room 225 – RCP = existing GWB; FS = new ACT

Response: Existing GWB ceiling to remain and be painted.

5) On the drawings there shows opening 113A, that is not on the door schedule. Do we need to provide anything for that opening?

Response: there should be a door and new frame provided matching the door NX109B along with same hardware.

6) Throughout the interior of the building, there is a significant amount of furniture and loose items belonging to the VA that have been left after the occupants moved out. Will the VA move these items out prior to the contractor mobilizing, or will the contractor have responsibility in moving any of these items?

Response: VA will be responsible for removing furniture and loose items prior to contractor mobilization.

7) At the southwest exterior corner of the building, there is an existing tree that is overgrown, touching the building and roof. Will the VA trim this tree back prior to the contractor mobilizing, or will the contractor be responsible for trimming the tree as needed to allow for completion of new work?

Response: The Contractor shall employ an Arborist who is a registered as a Consulting Arborist® (RCA) with American Society of Consulting Arborists or an ISA board certified Master Arborist, which details the following information for all trees to remain within the area designated on the drawings as the tree and plant protection area which are all areas identified under the Limits of Construction. Submit aforementioned individual’s qualifications for approval. For each applicable person expected to work on the project, provide copies of the qualifications and experience of the consulting arborist, for review prior to the start of work. All pruning, branch tie back, tree removal, root pruning, and fertilizing required by this section shall be performed by or under the direct supervision of an ISA certified Arborist. Submit aforementioned individual’s qualifications for approval as part of the Contractor’s submittal process.

8) Is there a lead, asbestos or hazardous material survey that was completed for this building or for this project?

Response: See attached. RPF Environmental Report dated October 1, 2016.

9) Drawing 6-ESD-102 references note to view Drawing ES-101. Please advise if drawing ES-101 will be provided.

Response: Reference note should reference see 6-ESL-101 and 6-ESL-102.

Please provide locations. Please advise if the contractor’s scope work is to stub up only? No spec information on these products.

Response: Refer to the paragraph 1.3 ‘Statement Of Bid Items’ in spec section 01 00 00 General Requirements. In this paragraph it provides direction on what to provide for data outlets and card readers/cameras.

13) Drawings 6-ESP-203 Key notes 2 & amp; 3 typical office requirements for data outlets give detail on what is required per office layout. There are no other data requirements listed for data outlets. Is the contractor to run Cat 6A cable from the new data outlets and leave the cable end raw in T.R. room?

Response: Both ends of the Cat 6A cables shall be terminated, tested and labeled.

14) Please confirm the new telecom system Server cabinet equipment, racks, frames and enclosure, Cable Management and ladder rack, Copper Cable, Fiber Backbone cabling are to be provided and installed by others. 16) 2/6-AS-102 renovation shows (2) office 102 rooms. Finish schedule 6-AS-601 calls out Room 102 as a washroom with tile finishes. Please clarify?

Response: The room numbering on drawing 6-AS-101 is to be followed and matches the finish schedule. The room numbering shown on detail 2/6-AS401 is incorrect.

Response: The room numbering on drawing 6-AS-101 is to be followed and matches the finish schedule. The room numbering shown on detail 2/6-AS401 is incorrect.
