About this file
The document is a Pricing Schedule (Attachment C) for an Elevator Preventive Maintenance and Repair Services contract for George Mason University (GMU) in Virginia. The solicitation offers three optional service models: Option I provides two full-time mechanics with monthly preventive maintenance across approximately 120 elevators and wheelchair lifts across multiple campus locations, Option II offers one full-time mechanic with preventive maintenance every two months, and Option III allows for alternative staffing/maintenance plans. The contract requires dedicated 24/7 staff monitoring of elevator emergency telephones and video/messaging systems, with mechanics covering multiple campuses including Fairfax and potential future locations like Eastern Shore and Hampton Roads.
The pricing schedule includes extensive details for each service option, with blank fields for vendors to complete their specific labor rates, overtime pricing, shift differentials, and material discounts. The university estimates approximately 500 hours of "Extra Work" services annually and requests bidders provide a pricing scenario for those additional hours. The document covers elevators in over 80 distinct buildings and locations, including academic halls, performing arts centers, residence halls, parking decks, and specialized research facilities. While no specific pricing is pre-filled, the comprehensive spreadsheet provides a template for vendors to propose their maintenance and repair services with flexibility for different staffing and maintenance frequency approaches.

Option III: Alternate Staffing/Preventive Maintenance Plan *OPTIONAL* - If your firm does not have an alternative staffing/preventive maintenance (PM) plan that differs from Options I or II you do not need not to complete this pricing schedule. It is optional and can be left blank.
In addition to Options I and II, offerors may offer alternate staffing and PM frequency/plans to the two listed above as long as they meet the requirements in Sections XI. This can include creative concepts like alternate work schedules (deviating from standard work hours/schedule), alternative frequency of preventive maintenance (PM), etc.
Provide a lump sum price per month and per year for the elevator full maintenance and repair services for the buildings listed below:
Please provide a short narrative commentary of this alternate staffing plan (how it differs from Option I & II) in this cell:
