About this file
This is an Approved Plans document prepared by the Division of Facilities Construction and Management (DFCM) for the State of Utah, detailing the scope of work for Project #27075550, a ductless split and water heater replacement project for Ogden Public Safety. The project encompasses replacement of an existing mini split system in the IT Room with a new 2-ton ductless split system, including installation of a roof stand meeting DFCM standards, indoor and outdoor units, power connections, thermostat, line set, and condensate tie-in, followed by system startup and commissioning. Additionally, the project requires removal and replacement of the existing water heater, relocation of the pump to an accessible location, and rebuilding of the Pressure Reducing Valve (PRV) station. General plumbing work will be completed during regular hours, with the exception of the PRV station rebuild, which will be performed after hours. The plans document was reviewed for code compliance by Thomas Peterson on May 28, 2026.
The document includes comprehensive technical specifications and detailed construction drawings for rooftop equipment platform installation, including an elevated equipment platform design, drain sump detail, gooseneck pipe specifications, line set enclosure requirements, pipe and conduit flashing options, equipment curb detail, guardrail specifications, and satellite/antenna post details. The construction cost estimate for this invitational project is $20,000.00. Only three contractors were invited to bid: Grimes Mechanical (contact: Kade Brown), Ralph Tye and Sons (contact: Brian Tye), and Salmon Mechanical (contact: Zac Schwitzer). All electrical work must comply with NEC standards, and specific restrictions include prohibiting welding on the roof, with all welding to be performed in the parking lot or shop, and requiring replacement of all existing line sets and electrical lines with new installations, except at equipment location connections.
