AnswerQuestion Date Required: 1/11/2024 Date Answered: 1/8/2024
Please see below.
1) For the geothermal piping, can the scope cutoff be moved to where the geothermal piping enters the building? Leaving all external piping in the geothermal scope, and internal piping in the mechanical scope? With the geothermal bid category carrying the 3” piping headers into the building, there will be union trade issues because mechanical contractors will have to run that 3” piping. If we can move the cutoff line to where the geothermal piping enters the building, it will clean up both scopes.
2) Is the piping chase demolition and install under the general trades bid pack or the responsibility of the mechanicals?
3) Will there be an allowance added to the general trades bid pack for floor protection? Or will mechanicals be responsible for carrying?
4) Would it be possible to know the value of the temperature controls contract? The mechanical contractors will likely have a large part coordinating the work and some overhead will need to be carried.
1. See revised Bid Category Specific Notes for Bid Category 23A -
HVAC and 23B - Geothermal for clarification of work.
2. Bid category 02 is responsible for demo of existing chase as required for new chilled water piping. Bid category 04 is responsible for infilling masonry as required. Bid category 09C
Hard Tile - is responsible for repairing tile as applicable in restrooms. Bid category 22A is responsible for removing toilet fixtures, salvaging and reinstalling.
3. Floor protection will be covered by 06 - General Trades base bid allowances.
4. Temperature Controls Contract Value - Base Bid $225,000, Alternate 1 - $11,000, Alternate 2 - $33,000, Alternate 3 - $85,000.

QUESTION Matt Wielechowski on 1/4/2024 01:25 PM
1. Is this project prevailing wage?
2. Do you have a logistics plan? I looked through all the documents and did not see one.
3. Do you have thoughts on the sequence of installing the retaining wall on the east side of the weightroom? We are supposed to keep the existing water main live for as long as possible, but the new water main is supposed to go in between the retaining wall and existing wall. Will the new retaining wall need to be installed first?
ANSWER Matt Wielechowski on 1/9/2024 09:47 AM
1. This project is NOT prevailing wage.
2. See Addendum 001 for site logistics plan.

QUESTION Matt Wielechowski on 1/4/2024 01:50 PM
1. Was sales tax paid by the owner on the Pre-purchased Trane equipment and controls? If not, what is the value, as it will need to be included for the installing contractor as Use Tax.
2. The Trane equipment proposal is missing WSHP-7 and the Inertia Rails and Spring Isolators for the DOAS-1 (per note 13 on the equipment schedule on drawing M6.0 and detail 2 on M3.0). Will these be included in their scope?
3. Will Trane controls handle relocating the existing Unit Heater thermostat in Penthouse 4F (per note on drawing
M4.1)?
ANSWER Matt Wielechowski on 1/8/2024 02:44 PM
1. Sales tax is paid by Owner on the pre-purchased Trane equipment. Do not include Use Tax in proposal of pre-purchased equipment.
2. WSHP-7 is included in the cost though the specific item was not called out – this was confirmed by Trane on
12.5.23. Trane does not provide rails or isolators for the DOAS – that is by MC as is the isolator hangers for the
WSHPs, etc.
3. This will need to be added to Trane’s scope.

1. Who is handling the Gas line relocation ? Usually, the owner handles this due to it being their gas line.
2. Is there a place to stockpile topsoil on site or will it need to be hauled off site.
3. If the topsoil is to be hauled off site who is responsible for bring in new topsoil, would it be in the landscape package?
4. Who is responsible for the temp fencing ?
5. On the scope of work for Earthwork line #20 states “stone surface mat be beneficial on building pad for durability” does this mean you want us to quote to place stone on the building pad and if so, how much?
6. Who is responsible for topsoil and seeding you have it in 2 bid categories.
7. Can you give an allowance number in $ for the repair of base asphalt areas to be repaired prior to placement of top course considering no one is going to know how much repair is going to need to be done.
ANSWER Matt Wielechowski on 1/9/2024 09:57 AM
1. Gas relocation will be handled by the Owner / DTE.
2. Stockpile of topsoil will not be allowed for the STEAM Addition due to site size restraints. All spoils and topsoil must be hauled offsite. Topsoil will be allowed at the Weight Room Addition; however, all Erosion Control measures must be followed per local jurisdiction requirements.
3. New topsoil is to be furnished and installed by Bid Category 32 - Landscaping.
4. Bid Category 31 - Site Demo, Earthwork is responsible for temporary fencing. See logistics plan in Addendum 001 for location and quantity.
5. Delete Note 20 from Bid Category 31. See revised and reissued Bid Category Specific Notes in Addendum 001.
6. Topsoil and seeding is the responsibility of Bid Category 32 - Landscaping. If the site is disturbed outside of the limits shown on the documents and the site logistics plan, it is the responsibility of the trade contractor disturbing the area to restore (topsoil & seed).
7. Delete "Special Considerations" Note 1 from Bid Category 31. See revised and reissued Bid Category Specific

Looking through the demo SOW there is note of concrete removal. The only areas I see where concrete might need to be removed is for the underground plumbing, but the underground plumbing pages are for the addition areas.

3. When will the foundation work fit into the schedule?

What is the cross section for the floor in the building? What I’m seeing on sheet S0.3 is: 4" COMPACTED FINE
GRADED GRANULAR MATERIAL OVER 4" GRANULAR SUB-BASE
So, does this mean the concrete bid category will need to install 8” of granular material under his 4” concrete?
ANSWER Matt Wielechowski on 1/10/2024 11:35 AM
See attached clarification on scope of work related to the building pad. The section on S0.3 is correct, 4" compacted fine graded granular material over 4" granular sub-base material. Reference Geo-tech report for additional information.
