About this file
This is a Work Write-Up document prepared by the City of Jackson Community Development Department for property repairs at 237 N Gorham Street, Jackson, Michigan. The scope of work includes four primary components: attic floor preparation and cleanup to facilitate electrical work, roof repair at the southeast corner and south side upper section, gutter and downspout replacement, and installation of basement handrails. The gutter work specifies approximately 180 linear feet of gutter replacement across all elevations and approximately 80 linear feet of downspout installation using baked pre-enameled aluminum K-type gutters with a minimum thickness of 0.027 inches. The roof repair addresses water backup issues at the southeast corner where the roof and eyebrow meet, requiring flashing and sealant work, as well as drip edge affixation. The basement handrail installation includes replacement of both upper and lower sections with new handrails and brackets, with support posts using standard inch-and-a-half white pine. All work must be performed in a workmanlike manner in accordance with applicable codes and manufacturer specifications.
The document was prepared on June 11, 2026, for property owner Stefanie Amburgey and requires signature acceptance by both the owner and contractor. All replacement materials must match existing specifications as to materials, finish, shape, and size. The contractor is responsible for final measurements, all cleanup and debris removal, and ensuring proper water diversion away from the foundation using extensions and concrete splash blocks. Gutter hangers shall be spaced no more than 48 inches on center for galvanized materials and 30 inches for aluminum, with a minimum pitch of 1 inch in 16 feet. All downspouts must be commercial size, and the contractor must remove existing gutters and downspouts prior to installation. The project is awarded through competitive sealed bid process to qualified, lowest bidders with proper licensing, SAM.gov registration, and required permits.
