About this file
This is a Work Write-Up (Exhibit 1) prepared by the City of Jackson Community Development Department for a housing rehabilitation project at 225 W High Street, Jackson, Michigan, dated February 11, 2026. The scope of work includes three primary components: roof strip and installation (R05), gutterwork (G08), and porch beam straightening and installation. The roofing work requires removal of existing shingles and felt, repair of roof framing as needed, installation of 7/16" oriented-strand board sheathing, ice shield at lower roof edges extending 24" inside the interior wall line, 15% asphalt saturated felt, and new architectural-style roofing material with metal drip and rake edges, valley materials, chimney and vent reflashing, and ridge venting. The project includes approximately unspecified squares of new roofing material and approximately 130 linear feet of gutters and 60 linear feet of downspouts. The gutterwork requires installation of baked pre-enameled aluminum 5-inch K-type gutters and downspouts with proper pitch and water diversion. The porch work involves straightening and realigning the porch system with new treated wood posts (6x6 notched) and beam (2-2x10) with proper fastening and infill work. Permits and inspections are required for roof and porch work.
The document does not contain specific pricing information, contract award dates, response deadlines, site visit requirements, or bidder conference details. The work write-up indicates that the customer (Lekedia Baltimore) and contractor must sign the document only if it becomes part of a construction contract and both parties have reviewed and approved the work and prices described. The document was prepared by sharrison@cityofjackson.org and is part of the City of Jackson's competitive sealed bid process for qualified contractors participating in the Community Development Department's housing rehabilitation program for qualified homeowners.
