About this file
This document is an addendum to the drawing clarifications for Phase 1 of the Construct Arabian Leopard Facility (ALF) project at the National Zoological Conservation Institute, issued May 12, 2026.
The addendum provides scope clarifications and task assignments between the General Contractor (GC) performing Early Site work and the subsequent Above Grade Contractor. Key responsibilities for the GC include: obtaining and transferring the SEC permit; demolishing existing site infrastructure including interior steel cages and animal program restraints; removing trees and grinding stumps; installing utility bypasses and relocations (sanitary bypass S1-S6, west water line A bypass, western storm bypass, new electrical ductbank to E3, and irrigation relocations W34 and W35); installing storm structures and piping on Olmstead Walk; salvaging and documenting rails, benches, irrigation controllers, and other equipment for turnover to the COTR; maintaining 15-foot public walkway clearance on Olmstead with pedestrian traffic control; backfilling utilities with subgrade material and aggregate base to match existing pavers; and providing temporary lighting during construction. The Above Grade Contractor assumes responsibility for all grading, final utility connections to the building (including electrical feeder 4A), storm structure adjustments (D12 and D13), paver installation and setting bed preparation on Olmstead Walk, ESC Phase 2 work, and final adjustments of utility systems. The document includes detailed specifications for electrical ductbank installation (stopping at E3), temporary generator placement, certified arborist supervision for tree protection and root pruning, and erosion control maintenance through project completion. All soil is classified as unclassified, with the contractor responsible for off-site disposal and adequate backfill provisions.
