About this file
This document is an Insurance Requirements Attachment for a County of Sacramento contract opportunity involving the management of Campus Commons Golf Course. The County is seeking a golf course management company to handle comprehensive operations, including developing business plans, managing pro shop and food services, maintaining grounds and facilities, administering personnel, and collecting revenues. The contract term is initially five years with potential extensions up to a total of ten years, with the operator receiving a guaranteed annual management fee plus an incentive management fee based on gross operating revenue.
The financial structure includes the operator establishing a bank account for operating expenses, with the County allocating funds based on an approved budget. A capital improvement reserve fund will be established for repairs and improvements exceeding $10,000, with the operator responsible for assessing needs and making recommendations. The golf course will operate daily from dawn to dusk, following a system-wide green fee schedule determined by County Parks staff. The operator must maintain service standards consistent with other county golf courses and operate the facility as a non-discriminatory public venue, with the Parks Director having authority to adjust fee schedules within established boundaries.
