About this file
This document is Addendum 1 for Request for Bid (RFB) 2024-010 issued by the City of Manitou Springs for the Iron Mountain Trail Washout project. The addendum covers details from a pre-bid meeting held on May 22, 2024, and provides clarifications about the trail repair project. Key project specifications include remediating a washout section between specific points on the trail, grading and filling an eroded gully along Oak Ridge Road, and completing the entire project within 14 working days after commencement. The scope requires no road widening, allows selective vegetation removal with prior Project Manager approval, and mandates maintaining the existing watershed drainage pattern to the east side of the road.
The addendum confirms that no bid bonds are required, and minimal traffic control is needed - only trail closure and cautionary signs at project site endpoints. Bidders are allowed to use on-site materials for the project, and there is no hard start date specified. The document includes a sign-in sheet from the pre-bid meeting, which shows four potential contractors attended: R.J. Gleason Construction, Timberline Trail Craft, West Fork Construction, and Nakupuna LLC. The addendum emphasizes that all bidders must acknowledge receipt of this document by attaching it to their submitted bid form, with potential bid rejection for non-compliance.

1.02 Exhibit List
1. Sign In Sheet, Pre-Bid Meeting 5/22/2024
1.03 Pre-Bid Walk Questions and Clarifications
1. Iron Mountain Trail Washout
a. Question: Can Oak Ridge Road be widened?
i. Answer: No, Oak Ridge Road cannot be widened.
b. Question: Could trees/additional vegetation be removed from the side of the road?
i. Answer: Yes, and all vegetation removal must be discussed prior with Project
Manager.
c. Question: Which direction does the City want the trail to slope?
i. Answer: The trail (and Oak Ridge Road) must continue to slope into the existing watershed (East side of the trail and road). Re-routing the drainage to the west side of Oak Ridge Road, between the Gate (Map Point A) and the intersection with the Iron Mountain Trail, is not feasible due to permitting requirements.
The water must drain to the east of the road (as it currently does). The task on that section of road, therefore, is merely to grade the road and fill in the eroded gully along it.
d. Clarification: The task for remediating the Washout between Points B and E, and the reinforcing at Point F, remain as specified in the RFB.
e. Question: Can on-site material be used or do materials (ex. rocks) need to be brought in?
i. Answer: On-site material may be used.
f. Question: What is the timeline for this project?
i. Answer: There is no hard start date required for this project. Once the project commences, the City asks that the project be completed within 14 working days.
g. Question: Are bid bonds required?
i. Answer: No.
h. Question: Is traffic control necessary for this project?
i. Answer: Vehicle traffic control is not necessary. Trail closure and cautionary signs will need to be placed at either end of the project site to alert trail users.
