About this file
This is a Bid Questions and Addenda Narrative document for Arapahoe Community College's Walkway Renovation project (Project #2015.016) dated September 10, 2015. The project involves renovation work including HVAC systems, metal and glazing systems, exterior sheathing, drywall partitions, roofing, Hardie board cladding, painting, and temporary utilities. The document contains 30 bid-related questions and clarifications issued through two addenda. Key project clarifications include: Kawneer is the only approved manufacturer for the storefront system; exterior gypsum board must be used for sheathing to meet UL requirements; 4" ROPPE rubber black cove base is the campus standard; fan coil units require standalone temperature controls; the substantial completion date was amended from November 30, 2015 to January 12, 2016; and final completion must occur within 30 calendar days of substantial completion. The document confirms that drawing sheet G1.2 was inadvertently omitted from the initial bid set and is included as Addendum No. 1.
The bid process required submission on form SBP6.13 obtained from the Procedural Forms website or project Dropbox folder. All allowances in the mechanical specification section 23 00 00 were to be struck, with all documented scope and means and methods included directly in the bid. Bidders are required to provide temporary utilities, though 120-volt campus power is available and limited 208-volt power may be accessed for higher voltage needs. Labor/material and performance bonds are required upon project award. The project required temporary protection for level 1 building exits beneath the new walkway, with maintenance of the level 2 emergency exit for egress during construction. No telephone/data scope was included despite boilerplate details appearing in drawings. The document addressed discrepancies between structural, architectural, and specification documents regarding material thicknesses, metal deck placement, drywall layering requirements, and exterior finish details.

BID QUESTIONS:
Project Name: Arapahoe Community College Project #: 2015.016
Walkway Renovation Date: September 10, 2015
RESPONSE & ADDENDA NARRATIVE:
Questions for Addendum No 1:
1. On Sheet M2.1, “Ground Floor HVAC Plan at the left hand end, there is a rectangle drawn on the plan next to the RG‐1. What does the rectangle represent?
That was a drafting error, please disregard.
2. Is Kawneer the only supplier that is approved for the metal and glazing system on this project?
Kawneer is the only approved manufacture for the storefront system.
3. Confirm that drawing sheet G1.2 is not included in the plan set.
G1.2 was inadvertently left out of the Bid Set, see attached.
4. Hardie Reveal Panel System: Specify the wind load design for steel, i.e. ‘Z’ girt spacing.
See S1 for design wind loads.
5. Specify material ‘1/2” exterior sheathing’ in various details sheets A5.1 & A5.2.
The exterior sheathing needs to be an exterior gypsum board product in order to meet the UL requirements.
6. I don’t see a spec for the wall base and the plans say “match existing.” It appears to be a black 4” vinyl cove base. Do you have a particular manufacturer, style, or color that is campus standard that we need to use?
4’’ ROPPE rubber‐black.
7. Are there any Temperature Control specifications, or sequences of operation?
This fan coil unit shall be independent of the buildings temperature controls system. Standalone control. The sequence shall be:
1. Local wall mounted temperature sensor shall automatically start the supply fan in the FCU and modulate the normally closed two‐way control valve (either heating or chilled water coil control valve) to maintain space temperature set point.
8. Do you know who the fire alarm company for the building is?
9. How firm is your dates to be substantially complete by November 30, 2015 and final completion December
31, 2015? For it usually takes one month to get a contract fully executed by the State so the potential start date would be October 14, 2015, which would leave 45 calendar days for the project, and not accounting for holidays during this period.

AMENDED TO READ:
The Principal Representative has determined that the entire project shall be substantially complete by January 12, 2016, and the project shall be finally complete, including the delivery of any or all guarantees and warranties, the submittal of sales and use tax payment forms, the completion of the final punch list and the calling for final inspection, within 30 calendar days, if applicable, from the date of substantial completion. In accordance with Article 46 of the General Conditions of the
Contract, Time of Completion and Liquidated Damages, failure to complete the work within the agreed number of calendar days shall be considered breach of contract and subject the bidder to liquidated damages to the extent specified in Article 7D of the Contractor’s Agreement.
10. Partition Types on A1.1 indicate 5/8” exterior sheathing. The details on A5.1 indicate ½” exterior sheathing. Please verify the thickness of the exterior sheathing. Also please verify the material for the exterior sheathing.
Walls should be built per details and UL requirements.
11. Section 4 on S1 indicates 1” 26 gage Type E metal deck for the roof. Sections B and C on A3.1 indicate ½” sheathing as well as detail E on A5.1. Please clarify the roof substrate material.
Metal deck is required per the structural drawings.
12. The detail for the column that is beyond the glazing shown in L A5.1 shows outside corner trim for the hardie panel system. The columns between the storefronts shown in B on A5.2 do not indicate outside corner trim but the detail N on A5.1 for the lower portion of the column between storefronts does show corner trim. Please verify this is the intent.
The intent is to have the full Hardie board system including the trim pieces.
13. Detail C on A5.2 has a note for prefinished metal flashing, but I can’t quite figure out the intent. Should the
Hardie system have J mold at this location?
This flashing is designed to separate the window system from the rain screen, sealing the window off from any moisture penetration. The Hardie J‐trim would allow moisture behind the rain screen and into the window system.
14. Please clarify if Hardie soffit is to be place on the underside of the columns shown in detail N and O on A5.1.
Yes there will be a 3 ½” wide strip of Hardie board on the underside of the pilaster overhang.
15. It the hardie system to have J mold where it abuts to existing construction?
Yes
16. Structural S1 shows the smaller walls as 4”. The partition schedule on A1.1 calls them out as 3 5/8” please clarify.
These will need to be 4” studs per structural drawings and details.
17. Section 4 on S1 shows a diagonal kicker. Section B on A3.1 does not show this. Can the drywall be placed on the angled stud kickers or will it need to be cut in around it.
Yes, as part of the structural system the kickers will need to be part of the UL system.
18. All the details on A5.1 and A5.2 show multiple layers of drywall but the partition schedule on A1.1 calls only for 5/8 gyp. Please clarify.
All construction will need to meet the proper UL rating and listing, with multiple layers on gypsum board per the details.

19. The gypsum board spec section requires using USG brand primer, while the Interior Painting spec section requires Diamond Vogel brand primer. Please advise.
Diamond Vogel is to be used.
20. Please indicate where section 6 on sheet S1 is cut.
Typo this is section 5 on the plan
21. The specs indicate 5/8” Glass mat gypsum substrate board at the roof, while the drawings state ½” exterior sheathing. Please advise.
½” exterior gypsum sheathing is acceptable to meet the required UL rating.
22. The section cuts in the A‐sheets do not show the metal deck above the roof joists. Please verify that there is metal deck above the roof joists.
See question #11.
23. The parapet cap is to match existing, but there is no visible parapet cap near the work site. What is the existing color that we are to match?
The top of the adjoining Annex build has a parapet cap, use this to match.
Questions for Addendum No 2:
24. Please specify the material for the ½” exterior sheathing mentioned throughout the project.
See question #5.
25. What bid form should we use? The SBP‐6.13 found on the Procedural Forms website?
Yes, the SBP‐6.13 is the correct form, and it is in the Dropbox folder as well.
26. What prices should we use on the allowances (Items D and G in the General Requirements of spec section
23 00 00) on sheet M0.3. I assume that you want all general contractors to provide the same allowances.
The term allowance should be struck from the mechanical specification 23 00 00 items D and G. All documented scope along with the means and methods needed to complete the project scope are to be included in the bid.
27. Is the “Telephone (Voice/Data) Diagram on E0.1 a boilerplate detail that should be excluded? I see no cables or conduit shown on the drawings?
Correct there is no telephone scope in the project.
28. As per the walk‐through, we are providing a covered walkway at the exit beneath the project site. Please confirm.
Yes, temporary protection will be required for people using the level 1 doors below the new walkway. The level 2 emergency exit will need to be maintained and clear out of the building through the walkway in case of an emergency.
29. Please confirm the number of Addenda on this project. As of today I only know of 1 official addendum. RFI responses and plan corrections have come out, but have not officially been labeled as addenda.
The response document posted on Tuesday is Addendum 1. The additional question/responses that are pending completion will be addendum 2. At this point, unless there is critical information that needs to be posted, there will only be 2 addendum.
30. As per the specifications, the GC is to provide all temporary utilities. Is this correct, or are there campus utilities (specifically electricity) that we can use?
120 volt power is available. Higher voltage might be a trick and we can only give 208 not 220.
31. The dropbox site contains a performance bond form and a materials and labor bond form. As these have not been listed as required, we did not plan to include them. Please confirm.
Labor/material and performance bonds are required if awarded the project as indicated in the walk through.
