About this file

This document is a comprehensive Project Manual for the Pollard House Renovations, issued by the Columbia County Board of Commissioners and designed by Cheatham, Fletcher, Scott Architects + Designers. The project involves renovating and adding to a 4,700 square foot historic homestead located at 1964 Appling Harlem Road in Appling, Georgia, transforming it into an event venue. The renovation includes restoring the existing homestead, developing sitework with parking and landscaping, and constructing a standalone pavilion. The bidding process will be conducted electronically through Bonfire Hub, with bids due on a to-be-determined date and time, with an electronic opening via WebEx. Bidders are required to have a Georgia General Contractor's License and a Columbia County business license.

The project requires a bid security of 5% of the total bid amount, with an estimated total project cost of $2,200,000. Bidders must attend a mandatory pre-bid meeting at the project site, which will include a site walkthrough and an opportunity to ask questions. The project manual includes detailed specifications for various construction elements, including architectural woodwork, mechanical systems, plumbing, electrical work, and specific material requirements. The contract will involve a single prime contractor responsible for all aspects of the renovation, with a focus on preserving the historic character of the Pollard House while adapting it for modern event venue use.
