Site Visit Overview:
Malynda provided a walking tour showing the locations of the existing controls, workshop (to access evaporator coil), electrical room, server room (location of Trane BCU), mezzanine (evaporator coil), and outside (condenser unit).
The scope of work was summarized, and companies were able to ask questions, take measurements, and take pictures. A summary is provided below.
Questions asked:
1. If a company was present for the tour as a representative of another company, are they able to also bid on the job.
Government Response:
Any qualified small business with an active SAM.gov registration can provide a quote.
2. Does the SOW include replacing copper refrigerant and other lines connecting the condenser and evaporator units?
Government Response:
All companies should provide a technical approach with justification for new versus new lines and insulation. If the warranty or proper operation require replacement, include that as part of the technical proposal.
3. Does the condensate drain line need to be replaced and if so does the government prefer PVC?
Government Response:
The condensate line appears to be in good condition, however, if there is a reason to replace it, include a justification in the technical proposal. Copper is preferred because of the location.
4. The ACCU-1 breaker seems to be undersized. The wire and fuses suggest 30-amp service and label says 22 amps. Does the breaker need to be replaced with a higher capacity?
Government Response:
If the new unit requires the same or higher amperage and operation is better with 30-amp breaker, it is acceptable. The BS-1 (building supply) electrical one-line drawing is provided for reference. Note that the original 40-amp breaker for ACU-1 was replaced with a 50-amp breaker (noted in 3216B680 E4 drawing). The two breakers for ACCU-1 and AHU-1 are circled in the drawing.
5. What is the current model of the Trane Tracer program?
Government Response:
We believe it is 2020 Trane Tracer® Synchrony – v5.40.1469 release based on the program screen. The original BAS was removed and new system installed in 2020 by Trane (El Paso office). Coordination or subcontracting Trane will ensure the correct controls are included and integrated with the existing system.
