About this file

This is a Construction Specifications document for a federal contract with the National Park Service to replace the boiler heating system at Limantour Lodge in Point Reyes National Seashore, California.

The primary contract line item requires removal and replacement of the existing malfunctioning boiler system with a new propane-fired, high-efficiency condensing hot water boiler system. The specified equipment is a Lochinvar Knight Fire Tube model KHB0110L-101 boiler with 110,000 BTU/hr maximum input and ≥95% AFUE thermal efficiency. The installation includes replacement of the 4-zone stainless steel manifold, isolation valves, actuators, zone valves, boiler pump, PVC flue pipe, condensate drain, air vent, and fill valve. All piping must use type L copper tubing insulated with closed cell foam insulation. The system requires electrical upgrades for pump and line power with a surge protector and control connections. Two optional line items are available: Optional Item 1 covers removal and disposal of the existing hot water heater with line capping; Optional Item 2 covers removal of the existing hot water heater and furnishing and installation of a Lochinvar Squire Indirect Tank model SIT080 (80-gallon capacity) heated by boiler water. The specifications reference compliance with International Mechanical Code, International Fuel Gas Code, NFPA 54 and 58, ASME Boiler and Pressure Vessel Code Section IV, and ANSI Z21.13/CSA 4.9. The installer must be qualified and experienced with condensing propane-fired hydronic boilers, perform manufacturer-authorized startup and commissioning, and provide operational training to NPS personnel. A one-year workmanship warranty is required, with payment structured as lump sum for each line item.
