Construction Specifications Summary
This document is a Construction Specifications section (Section 23 52 00) for the replacement of a propane-fired boiler heating system at Limantour Lodge, Point Reyes National Seashore, California, issued by the National Park Service on August 18, 2026. The project requires removal of the existing malfunctioning boiler system and installation of a complete new propane heating system with all associated piping, electrical upgrades, controls, venting, and hydronic accessories. The specified basis of design is a Lochinvar Knight Fire Tube model KHB085N-100 boiler with 85,000 BTU/hr maximum input and 95% thermal efficiency (AFUE).
The installation must include a floor-standing, high-efficiency, condensing fire-tube boiler with stainless steel heat exchanger, a new 4-zone stainless steel manifold with actuators and zone valves, new boiler pump, PVC flue pipe, condensate drain system, electrical connections for pumps and controls, type L copper tube piping with closed-cell foam insulation, air vent, fill valve, and recycling of existing equipment. The boiler requires factory assembly and testing by a nationally recognized laboratory, sealed-combustion system with electronic ignition, Category IV positive-pressure venting, direct-vent combustion air, and integration with a high-efficiency ECM circulator pump, expansion tank, air separator, and isolation valves. The installation must comply with International Mechanical Code, International Fuel Gas Code, NFPA 54 and 58, and ASME Section IV standards. Additionally, the contractor must provide a feed water system filled with distilled water for flushing, leave 12 gallons of distilled water onsite, perform startup and commissioning through a manufacturer-authorized technician, provide operational and maintenance training to NPS personnel, and furnish both manufacturer's warranty and a one-year workmanship warranty.
