GENERAL REQUIREMENTS
PART 1 - SUMMARY OF WORK - SECTION 01 11 00
1.1 WORK COVERED BY CONTRACT DOCUMENTS
A. General: All work outlined below will be performed under a single contract.
B. Project Location: This project is located at Point Reyes National Seashore, Point Reyes Station, California.
C. Project Background: This project will rehabilitate and replace critical components of the Bear
Valley Visitor Center heating system including liquid propane (LP) gas furnaces and related appurtenances. The building, built circa 1983, has the original dual-furnace system designed to heat some (but not all) of the building envelope. This project focuses on the replacement of the furnaces with similar units to provide more efficient and even heating. Currently, the two 50,000-Btu Hastings furnaces are not operating with heat provided by electric space heaters and a wood-burning stove. The system also consists of intake fans at both furnaces as well as two recirculation fans at the upper clerestory. In addition, individual system deficiencies and other components will be replaced as noted later in this document.
D. Project Scope of Work: The Work consists of providing all materials and labor to provide for a complete operating heating and ventilating system per attached drawings and specifications including the following tasks:
1. Replace the existing propane gas furnaces with standard-efficiency, code-compliant LP gas furnaces and all accessory parts and equipment per design.
2. Recommission and rebalance the existing duct system and remove/replace existing ducting as noted.
3. Replace the existing controls with new wireless controls (base bid) direct digital controls (DDC) also known as a building management system (BMS). – Or, as a deductive item, provide Visual-Logic Display (VLD) instead of a wireless equipment controller.
4. Increase positive control of outside air to pressurize the building and balance restroom exhaust quantities, with minimum outside air damper settings.
5. Add two more diffusers to the shortened supply duct in the auditorium and adjust airflow.
6. Replace and install new exhaust fans in the public restrooms.
7. Install new exhaust fan for the projection room to control excess temperatures.
8. Provide acoustically treated transfer air openings to the restrooms for passive heating/make-up air from the exhibit area.
9. Provide an electric heat mat behind the visitor center information desk.
10. Replace the stratification fans S-3 and S-4 with new and provide new sound attenuators SA-1 and SA-2, and duct work and support. Paint to match existing ducting. – Or as a deductive item, provide preventive maintenance and repairs to improve sound attenuation of the stratification fans to allow improved operation.
PORE #208882 General Requirements - Page 2 of 13
11. Provide preventive maintenance and repairs to improve operation of motor-controlled clerestory windows.
12. Extend the propane system to a new exhibit area and replace the existing wood-burning stove with new LP gas stove.
1.2 REFERENCE DOCUMENTS / REPORTS
A. General: The following reference documents/reports are attached or available upon request to supplement the information in the specifications:
1. NPS Forms (RFI, CM-16, and QC Daily Report)
2. Design drawings #612-138999
