1. Which fan coils are not being replaced? Two are not replaced but are not depicted on the plans.

Based on the detail, I am assuming all units have outside air. Please confirm.

The Contractor is responsible for providing and installing brand name (Trane) or equal twenty-eight fan coil units and six-unit ventilators according to the specifications. There are two fan coils that are not replaced; those are FC23 and FC 30.

Not all units have outside air, the units mounted to the outside walls have outside air. See

General Notes, Sheet M-4.

2. Trane (nor any other manufacturer) currently manufactures unit ventilators and fan coils with the same performance and dimensions. Please advise what the requirements are for each fan coil.

This requirement is for a “in Kind” replacement of Fan Coil Units and unit Ventilator units, please refer to the Salient Characteristics in the Project Specifications.

3. Will testing, adjusting, and balancing be required for this project?

From the project Specifications please review the following:

Work consists of:

1. Evacuation of glycol system to isolate the Administration building from the

Visitor Center.

2. Removal and proper disposal of 28 existing fan coil units and 6 Unit Ventilators.

3. Connect new equipment to existing piping.

4. Replacement of thermostat(s).

5. Complete system testing and control set up (adjusting and balancing).

6. Provide training to park staff for operations and maintenance of new systems.

7. Provide all OEM Manuals and Warranty documentation.

4. Will the temperature control valves be reused from the existing equipment?

The specifications require new equipment to be installed.

5. What is the glycol percentage for the hot water and chilled water systems? Does the glycol need to be replaced?

The ideal concentration is 30%. It is anticipated the contractor will drain a portion of the system required to complete the work and save the mixture until the work is complete.

Upon completion the mixture to be returned should be returned at the ideal concentration.

The selected contractor will be responsible for all steps related to glycol management, however coordination with the COR will be required.

6. Most manufactures will not warranty coils that are installed without flushing the system. Will a hydronic system flush be required?

Not all manufactures require the system to be flushed, If the contractor selects a manufacturer which requires the flushing of the system to achieve an approved warranty for new coils, then it is the responsibility of the contractor to include that information in the required shop drawing submittal of the equipment selected by the contractor.

7. What are the requirements for building automation/temperature controls? Is it being replaced at each unit?

See the answer to question three above and refer to:

5. Complete system testing and control set up.

8. Can you clarify the requirements for the replacement of the thermostats?

The Thermostats are to be replaced “in kind” or equal and compatible with the existing controls.

9. How many different types of flooring will be affected by the new units?

This won’t be fully known until the park understands the exact size of the new units. For the purposes of submitting quotes, the replacement of carpet, flooring or vinyl cove base is not included.

10. What Brand, Style and colors of flooring and vinyl cove base will need to be repaired/replaced?

See the answer to question 9 above.

11. If the existing Brand, Style, and color of flooring is no longer available, how would the facility like to remedy this? See the answer to question 9 above.

12. We understand that TemTech is the SCADA control company that handles the NPS maintenance on the existing units. Will it be required that the contractor get TemTech or another controls company to connect the controls after the units are installed or will the NPS have TEmTech come in after all units installed to connect the controls?

It is the responsibility of the contractor to provide the following: replacement of components with labor for installation, start up, and control assimilation to be provided by a qualified HVAC installation contractor.

Control assimilation is in reference to existing SCADA controls.

13. Will the contractor be responsible for providing the actuating control valves for each unit or will TemTech provide to be compatible with the controls?

See the answer to question #12 above.

14. Do you have a count for 2 way or 3-way control valves if they are to be provided in the contract?

NPS has not counted 2- or 3-way valves. However, because of the in-line nature of the units it appears most control valves are 3 way. It is the contractor’s responsibility to replace the units “in kind or equal” to the existing units.

15. Does the NPS want new control valves and isolation valves or reusing the existing?

This requirement requires replacement of equipment “in kind or equal”. See answer to question 16 below for more direct language. Isolation valves are manually operated ball valves and are installed to isolate each unit from the rest of the system, they may need to be replaced if they do not function correctly, are worn out, or because it is at the convenience of the contractor. Isolation valves are required to remain as installed or replaced “in kind”.

16. Do we need to provide new valves and actuators, or will we be required to reuse the existing equipment?

New control valves and Actuators are required, they are part of the control and efficient functioning of the Fan Coils and Unit Ventilators.

17. Does the insulation need to be replaced or will it remain as it?

Insulation may need to be replaced if damaged during equipment replacement.

18. Is the valve sizing to remain the same, or will there be required changes?

Piping and isolation valves are to remain the same whereever possible.
