Structural and Roofing Requirements: Offerors must assume up to 10% of roof decking or structural components may require replacement. The rafter overbuild scope specifies new 2x8 rafters installed over existing 2x8 rafters with new APA-rated plywood sheathing and standing seam metal roofing. Details on beam replacement are referenced in the Bid & Construction Issue January 29, 2026, attached to Amendment 1. The roofing system components specified include Modified Bit Roofing (Elastoflex SA V self-adhered SBS base sheet, GAF EnergyGuard Tapered Polyiso insulation, and Polyflex SAP self-adhered APP cap sheet) or Standing Seam Metal Roofing (Tite-Loc Plus 0.032-inch minimum aluminum panels in Cityscape color). All roofing products must be NOA approved, with acceptable equivalents permitted.

Additional Scope Clarifications: All interior and exterior doors shall be replaced except for the new PCT door at the porch; original doors are not to be refurnished or repaired. Inspections have verified no hazardous materials are present in the building. Solicitation 140P5426R0006 Questions and Answers Renovation Pine Island Housing Unit 120 Everglades National Park

Question A1.01 Roofing removal may encounter damaged deck or other structural components that are not currently visible. Should the estimate include an allowance amount (or a per unit cost) in case these are found during the demolition portion? Or will these be added to the contract as a change order once they are identified and estimated?

Offerors shall assume that up to 10% of the decking or other structural components of the roof may need to be replaced.

Question A1.02 Mr. Devine indicated that a local terrazzo contractor that worked on an adjacent cottage could be contacted. Could the name be provided?

Question A1.03 Rafter Overbuild: Based on Sheet A111, it appears the scope requires new 2x8 rafters to be installed on top of the existing 2x8 rafters, followed by new APA rated plywood sheathing, and then the standing seam metal roof system on top. Can you confirm this is correct?

During the site visit, there were comments regarding potential replacement of certain beams.

Can you confirm whether beam replacement is required as part of this project scope? If so, please provide details and/or drawings reflecting this requirement.

Please see Bid & Construction Issue January 29, 2026, attached to Amendment 1.

Question A1.04 Underlayment: The drawings do not specify the underlayment type under the standing seam metal roof. Our roofing contractor recommends Polyglass XFR peel and stick applied directly to deck. Can the engineer confirm whether this or an equivalent product is acceptable?

The following, or equivalent, roofing system components are acceptable under this contract. All roofing products shall be NOA approved.

mailto:Fspee@artisticterrazzofl.com

Modified Bit Roofing Base Sheet: Elastoflex SA V SELF-ADHERED SBS (ELASTOMERIC) ROOF MEMBRANE Insulation: GAF EnergyGuard Tapered Polyiso Insulation Cap Sheet: Polyflex SAP self-adhered APP (plastomeric) granulated cap Standing Seam Metal Roofing Tite-Loc Plus 0.032in (min.) Please see response to Question A1.04.

Question A1.06 Doors: During the site visit, the doors on the unit appeared to be in deferred condition. The scope states "The porch door relocation will take place, but the original doors will be refurnished, repaired as required." If these are not repairable should we replace?

All interior and exterior doors shall be replaced except for the new PCT door at the porch.

Please see Bid & Construction Issue January 29, 2026, attached to Amendment 1.

Question A1.07 Is there any known presence of asbestos-containing materials within the building?

Has asbestos testing been completed, and if so, can the results be provided?

No. There have been inspections to this property to verify that there are no hazardous materials present within the building.

During the site visit, there were comments regarding potential replacement of certain beams.
