Questions and Answers
Question 1. We are certain that additional repairs beyond what has already been listed will need to be completed to get everything up and running. How would you like us to address those? Do we need to carry that cost and contingency in our price, or will you allow us to provide quotes as additional repairs are determined? A firm fixed price for repairs is costly to propose. We do not like to front load it unless there is no other option. We do not like change orders. Before troubleshooting we cannot know the extent of repairs required or if it is possible to repair. We commit to do the most cost effective and beneficial work possible to achieve the desired results at the lowest reasonable and fair cost. We pride ourselves on performing each project as if we were working on our own building with our own money.
Answer: Please provide one upfront cost to return the systems to operational condition.
Question 2. The controls side of things are going to take longer than the 28 days given in the proposal due to controller parts lead times. However, our assumption is that we can manually override air handlers to provide some relief for the building while the controls job is completed (assuming air handlers are operational). Is this acceptable? Once we are awarded we will provide a schedule to complete all work as requested. We will make every effort to complete the project as fast as possible.
Answer: If overriding will not damage any components, or create and safety concerns, it would be acceptable. We would request this in writing for liability reasons.
