About this file
This is a Request for Information (RFI) Questions and Answers document for an OSB (Office/Building) Roof Replacement project. The document does not address specific response dates, award dates, pricing terms, or federal agency details, as it functions solely as a clarification mechanism for potential bidders.
The project involves replacing the roof membrane on an entire building with both upper and lower roof areas, using white EPDM membrane at manufacturer-required thickness to achieve a 30-year Non-Deterioration Limit (NDL) warranty. The existing roof deck consists of concrete/rubber substrate in good condition, with an approximate age of 30 years. Key specifications confirmed include: manufacturer-recommended ISO board layer count and installation methods; manufacturer-recommended taper design due to drainage requirements; field-fabricated metal coping as acceptable; and a fully adhered or mechanically fastened attachment system (not ballasted). The building is historic with architectural elements requiring protection during work. Roof access is available by window. As-built drawings and roof plans are not available for reference. The document confirms that unforeseen conditions not reasonably predictable qualify for contract modifications, and bidders should review the main solicitation for project budget information. Wind speed warranty requirements and specific architectural protections are addressed but require reference to the full solicitation for complete details.
